    A wide, single-storey modular layout

This P600 garden room uses two steel-framed modules arranged side by side to create a wide, single-storey building. The external footprint is 5.9m x 4.4m, while the approximate usable internal area is 22.8m² before partitions. This figure uses a conservative allowance for each module; a connected open layout may provide more usable space, depending on the final junction and room arrangement.

Each module measures 5.9m x 2.2m externally and is 2.40m high externally, with a 2.16m internal ceiling. The approximate usable interior of each module is 5.7m x 2.0m. Together, the modules create proportions suited to an open living area or a layout divided around the requested facilities. Further examples of this type of space can be found in our garden rooms section.

    Windows, door and external treatment

Module 1 has a large window, a single glazed door and a second large window along its exposed north side. Its east and west ends each have a large window. Module 2 has a small window, a large window and a second small window along its exposed south side, plus one large window in each of its east and west ends. This arrangement places glazing around the exposed perimeter while retaining the wide connected format.

The selected exposed outside walls are finished with vertically arranged ARLINE AR14514 fine-ribbed cladding in Anthracite, applied between the frame. On Module 1, this covers the north, east and west walls. On Module 2, it covers the east, south and west walls. Cladding costs are confirmed as part of the project quotation rather than itemised publicly.

Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified for this configuration. The restrained Anthracite finish and fine-ribbed vertical boards give the exterior a consistent treatment across the selected exposed elevations.

    Requested kitchenette and WC

A kitchenette and WC have been requested, with their positions and room dimensions to be confirmed in the final layout. Insulated sandwich panels are the included internal wall finish elsewhere in the building. Other finishes can be selected once the room arrangement, service locations and partition requirements have been agreed.

For the WC area, bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Plaster applies outside bathroom walls when that finish is selected. Wet-room PVC flooring is used for shower-room areas, although a shower room is not specified in this configuration. Illustrated fixtures and finishes remain subject to the final quotation.

    Estimate, quotation and siting

The indicative configured estimate is £27,400 excluding VAT, or £32,880 including VAT, subject to quotation. Transport is priced separately according to postcode and access. Offloading or cranage, groundworks and other site-specific works are also separate. Final siting is subject to survey, including access, levels, ground conditions and the practical requirements of the selected position.

The stored arrangement, openings and requested fit-out provide the basis for pricing. Final room planning, finish selections and site information are confirmed through the project quotation and the specification recorded in the P600 configurator.
