A practical café layout across two modules

This P600 configuration uses two 5.9m x 2.2m steel-framed modules linked side by side. Together, they form a single-storey building with a 5.9m x 4.4m footprint and approximately 24 m² of internal floor area. The wide format provides a practical base for a customer-facing coffee operation while remaining compact enough for parks, visitor attractions and retail or hospitality sites where space needs to be used carefully.

As a modular café, the building provides an enclosed, fitted space that can be planned around service, preparation and customer flow. The configuration includes a WC, while the positioning of café counters, appliances, storage and loose furniture can be developed by the operator around the specified openings.

Module-by-module arrangement

Module 1 forms one side of the wide layout. Its exposed north wall, which runs along the 5.9m side, has a single glazed door providing the building’s external entrance. The east and west 2.2m end walls each have a full-size window, bringing natural light into the module from both ends.

Module 2 forms the other side of the building. Its exposed south wall has two large windows arranged along the 5.9m elevation. These provide a broad glazed frontage suited to a café environment, with good outward visibility and natural light. The east and west 2.2m end walls each include a further full-size window.

Across the complete configuration, the specified openings comprise one single glazed door, four full-size end windows and two large windows on the long south elevation. The linked modules provide the overall floor area, while the internal arrangement can accommodate the included WC without changing the stated external footprint.

External finish and internal fit-out

The exterior is finished in smooth timber-effect cladding, giving the building a considered appearance for public-facing retail and hospitality settings. A flat roof with a slim fascia keeps the roofline simple and low-profile. The P600 modules are supplied to a full fit-out standard, with a WC included in this configuration. Specialist coffee equipment, operator-specific counters, furniture and branding are not listed as part of this specification.

Indicative price and programme

The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification described here. This covers the configured two-module building, its specified cladding, roof, door and window arrangement, and the included WC. Delivery, groundworks and any site-specific works are quoted separately because access, travel, foundations and service requirements vary between locations.

Typical lead time is 8–12 weeks. The programme is confirmed against the final specification, order schedule and site readiness. Changes made through the P600 configurator, including revised openings or fit-out requirements, may affect both price and lead time.

Preparing the site

The building requires a level, suitably prepared base designed for the site conditions and the completed two-module structure. Delivery access must be checked for the vehicles and lifting equipment needed to position the modules. Routes and connection points for power, water and drainage should also be established before installation, particularly for the WC and any operator-supplied café equipment. Foundation design, utility connections, delivery arrangements and other site works are assessed and priced for the individual location.
