A practical room for the garden

This P600 configuration uses two steel-framed modules arranged end to end in a run layout. Together they form an 11.8m x 2.2m footprint and provide approximately 24 m² of internal floor area. The single-storey format is designed for homeowners who need useful extra living space without adding another floor.

The long, narrow plan is well suited to positioning along a garden boundary or within a defined part of a larger outdoor space, subject to access and site requirements. Module-by-module layout

Module 1 contains the building’s external entrance. Its north-facing 5.9m wall has two large windows. The south-facing wall has a large window, a single glazed door and a second large window, giving this side three glazed elements across its length. A full-size window is fitted to the exposed west-facing 2.2m end wall.

Module 2 continues the linear internal space. Its north-facing 5.9m wall has two large windows, while the south-facing wall also has two large windows. The exposed east-facing 2.2m end has a full-size window. The opposite end connects directly to Module 1 as part of the run layout.

Across the complete building, the arrangement provides glazing on both long elevations and at both exposed ends. This creates multiple outward views and allows daylight to enter from several directions. The only external door specified for this configuration is the single glazed door on the south wall of Module 1.

External finish and internal fit-out

Both P600 modules have timber cladding in a Timber-effect finish. Above, a flat roof with a slim fascia keeps the roofline visually restrained and gives the building a clean, simple profile suitable for a residential garden setting.

The internal fit-out includes a kitchenette and WC, allowing the garden room to function more independently from the main house. The kitchenette provides a dedicated area for everyday refreshments, while the WC reduces the need to move between the garden room and the house during use. No additional internal rooms or facilities are assumed beyond the specified fit-out.

Indicative price and specification

The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification. This price applies to the two-module, single-storey configuration described here, including the specified exterior treatment, door and window arrangement, kitchenette and WC.

Delivery, groundworks and any site-specific works are not included in the indicative building price and are quoted separately. Costs therefore depend on the location, access arrangements and work needed to prepare the site. Alternative arrangements can be explored using the P600 configurator, but changes may affect the final price.

Lead time and siting requirements

A typical lead time for a P600 building is 8–12 weeks. The actual programme is confirmed for each order and may vary according to the agreed specification, current production schedule, site readiness and delivery arrangements.

Before delivery, the garden must have suitable prepared groundworks and enough access for the modules to reach and be positioned on the site. Ground conditions, the delivery route and the available working area must be assessed for the individual property.
