    A wide, single-storey workspace

    This configuration combines two P600 steel-framed modules side by side to create a wide, single-storey garden office. The completed building has a 5.9m x 4.4m footprint and provides approximately 24 m² of internal floor area, giving home workers and small business owners more usable space than a typical garden room.

    The linked modules form one continuous fitted building rather than two separate rooms. The layout can accommodate individual workstations, shared desks, storage or meeting space, subject to the furniture and internal arrangement selected by the buyer. A kitchenette and WC are included in the internal fit-out, making the office suitable for regular working days without relying on facilities in the main house.

    Module 1 layout and openings

    Module 1 forms the north side of the building. Its exposed 5.9m north wall has a glazed double door positioned between two large windows. This creates a clear main entrance with substantial glazing across the long elevation, providing an open outlook and natural light to the principal workspace.

    The exposed east and west ends of Module 1 each have a full-size window. Together with the two large north-facing windows and glazed entrance, these openings bring daylight into the office from three directions. The exact orientation on site should be considered during planning so that the entrance is convenient and the glazing works with the garden, boundary and available views.

    Module 2 layout and openings

    Module 2 forms the south side of the wide layout. Its exposed 5.9m south wall has three small windows, spaced along the elevation. These provide additional natural light while using less wall area than the larger openings on Module 1.

    The east and west ends of Module 2 each have a full-size window. Across the complete 4.4m-wide building, this means both end elevations have two full-size windows: one in each module. The combination of larger end windows, the glazed north elevation and three smaller south windows gives the interior multiple sources of daylight without changing the specified footprint.

    Exterior and internal fit-out

    The exterior is finished in vertical Dark grey cladding, with a flat roof and slim fascia for a clean, restrained appearance. The standard fitted specification for this configuration includes the linked two-module structure, the listed external finish, the specified doors and windows, and an internal kitchenette and WC.

    This configuration is designed specifically as a garden office. Services, furniture and any site-dependent details should be confirmed before manufacture, particularly where the kitchenette and WC need connections to water, waste or electricity.     Price, lead time and siting

    The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification described here. Delivery, groundworks and site-specific works are not included in that figure and are quoted separately after the site and access requirements have been reviewed.

    A typical lead time is 8–12 weeks, subject to specification approval, production scheduling and site readiness. Before delivery, the site will need suitable prepared ground and confirmed access for transport, lifting and installation. Service routes, drainage requirements, boundaries and any planning considerations should also be checked in advance.
