A practical workspace in a straight-run layout

This configuration uses two 5.9m x 2.2m P600 modules linked end to end in a single-storey run. The completed building has an overall footprint of 11.8m x 2.2m and provides approximately 26 m² of internal floor area. It is designed as a permanent-feeling garden office for home workers and small business owners who need more space and facilities than a basic garden room.

The long, narrow format can sit neatly along a garden boundary or within a deeper plot, subject to access and site conditions. Joining the two modules creates a useful linear workspace, with natural light entering from both long elevations and the exposed end walls.

Module 1 openings

Module 1 forms the western end of the building. Its north-facing 5.9m wall has three small windows arranged along the elevation. The south-facing wall provides the main entrance through a pair of glazed doors, positioned between two large windows. This creates a more open principal elevation with a clear entrance and broad views into the garden.

The exposed west-facing 2.2m end wall contains one full-size window. The opposite end connects directly to Module 2, forming the complete straight-run building rather than two separate rooms or structures.

Module 2 openings

Module 2 continues the building towards the east. Its north-facing 5.9m wall matches Module 1 with three small windows. The south-facing wall also has three small windows, giving this part of the office a more private arrangement than the entrance elevation of Module 1.

A full-size window is fitted in the exposed east-facing end wall. Together with the west end window, this allows light into both ends of the completed 11.8m-long interior. No additional doors or window openings beyond those listed are included in this configuration.

Exterior finish and internal fit-out

The exterior is finished with horizontal cladding in Dark grey. A flat roof and slim fascia keep the profile simple and contemporary, making the building suitable for residential garden settings without unnecessary decorative detailing.

Internally, the standard fitted specification includes a kitchenette and WC. These facilities make the office practical for full working days, client meetings or use by a small team, reducing the need to return to the main house. The exact arrangement of furniture, desks and storage can be planned around the fixed openings and service areas.

Price and programme

The indicative price for this two-module garden office is £21,500 ex VAT, or £25,800 inc VAT, based on the standard fitted specification described here. Delivery, groundworks and site-specific works are not included and are quoted separately once the location, access and installation requirements are understood.

Siting requirements

The site must have suitable foundations or prepared groundworks, adequate delivery and lifting access, and space to position both modules safely. Connections for electricity, water and waste will be required for the kitchenette and WC. Ground conditions, drainage routes, service runs and any planning requirements should be checked before manufacture and installation are scheduled.
