2-Module Garden Office with Covered Terrace

A spacious two-module working environment

This P600 garden office uses two steel-framed modules arranged end to end in a single-storey run. The completed footprint is 11.8m long by 2.2m wide, with approximately 23 m² of usable internal floor area. Each module measures 5.9m by 2.2m externally and provides an approximate usable interior of 5.7m by 2.0m. The external module height is 2.40m, with a 2.16m internal ceiling.

The linear arrangement creates one long garden workspace that can be planned around individual desks, collaborative areas or the day-to-day needs of a small business. A covered, ground-level timber terrace deck runs alongside the building, providing an external area immediately beside the office. This configuration is designed for the Home & Garden sector and can be viewed alongside other garden office options.

Windows and glazed access

The exposed elevations use multiple large windows to bring daylight into the narrow run layout. Module 1 has two large windows on its north wall. Its south wall has a large window, a single glazed door and a second large window, while the exposed west end has another large window.

Module 2 also has two large windows on its north wall. Two further large windows are positioned on its south wall, and the exposed east end has one large window. Together, these specified openings provide glazing across both long elevations and each exposed end of the completed two-module office.

Anthracite grooved-plank exterior

All exposed walls are finished between the frame with Anthracite ARLINE AR16016 grooved-plank cladding. The boards are installed vertically across the north and south walls of both modules, as well as the west end of Module 1 and the east end of Module 2. Cladding is covered within the overall quotation rather than itemised in public pricing.

The building has a flat roof and an approximately 120mm steel-frame fascia. No additional fascia is specified. The restrained Anthracite finish, vertical board pattern and flat roof give this garden office a consistent appearance across every exposed elevation.

Requested internal fit-out

A kitchenette and WC have been requested, with their final positions and details to be confirmed through the completed layout and quotation. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. These requirements apply to the relevant room rather than establishing a flooring specification for the rest of the office.

Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels. Plasterboard and alternative hygienic-panel styles can be selected as upgrades or choices. Room-by-room flooring can also be chosen, but no particular general office flooring or upgraded wall treatment is claimed as included in this stored configuration. Final fixtures, finishes and fit-out details are confirmed by quotation.

Pricing, transport and siting

The indicative configured estimate is £29,960 excluding VAT, or £35,952 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate and are not included within the indicative estimate.

Final positioning is subject to a site survey, suitable access and confirmation of the required ground preparation. The stored design can be reviewed through the building configurator, with the final arrangement, kitchenette, WC, finishes and site requirements recorded in the quotation.
