Single-storey P600 office layout
This modular office is formed from 11 steel-framed P600 modules arranged as a single-storey grid. The complete configuration has a footprint of 23.6m x 6.6m and provides approx. 125.40 m² usable internal area before partitions. Each module measures 5.9m x 2.2m, with an external height of 2.40m, an internal ceiling height of 2.16m and an approximate usable interior of 5.7m x 2.0m.
The linked arrangement creates a substantial office building for growing organisations that need additional permanent workspace. Its scale makes it suitable for open working areas, cellular offices and shared facilities, subject to the final internal plan. This configuration is intended for the Offices & Commercial sector and can be viewed alongside other modular office buildings.
Windows and entrance arrangement
The north elevation has two large windows on each of Modules 1, 2, 3 and 4. Module 1 also contains the building’s double entrance door with glazing, positioned between its two north-facing windows. Additional large windows are specified on the west end of Module 1, the east end of Module 4 and the west end of Module 5.
On the opposite elevation, Modules 8, 9, 10 and 11 each have two large south-facing windows. Modules 8 and 11 also have a large window on their east ends, while Module 9 has a large window on its west end. No exposed-wall openings are specified for Modules 6 and 7 in the stored design. In total, the configuration records 22 large windows and one double entrance door with glazing.
Selected external treatment
The exterior uses included vertical insulated sandwich panels in Cream, RAL 9001. The selected exposed walls use standard insulated panels with a smooth Cream finish: the north and west walls of Module 1; north walls of Modules 2 and 3; north and east walls of Module 4; west wall of Module 5; east and south walls of Module 8; south and west walls of Module 9; south wall of Module 10; and east and south walls of Module 11.
A flat roof is specified, finished with the approximately 120mm steel-frame fascia rather than an additional fascia treatment. Final colours, interfaces and visible finishing details are confirmed through the project quotation.
Requested internal fit-out
A kitchenette and WC are requested for confirmation within the final layout. Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring, so the treatment of the requested WC must be confirmed as part of the room design.
Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections remain selectable choices or upgrades rather than included features of this stored configuration. The internal arrangement, kitchenette details, sanitary fittings and final finishes will therefore be defined by quotation. The design can be reviewed through the building configuration service.
Price, transport and siting
The indicative configured estimate is £141,900 excluding VAT, or £170,280 including VAT, subject to quotation. Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate. Final siting, access requirements, levels, foundations and connections remain subject to a site survey and project-specific assessment.
