Single-storey grid configuration
This modular clubhouse uses 11 steel-framed P600 modules arranged in a single-storey grid layout. The complete configuration has a footprint of 23.6m x 6.6m and provides approximately 125 m² of usable internal floor area. Each module measures 5.9m x 2.2m, with an external height of 2.40m, an internal ceiling height of 2.16m and an approximate usable interior of 5.7m x 2.0m.
The linked arrangement creates a broad clubhouse format suited to sports clubs and community organisations. The final internal plan, including circulation and room divisions, remains subject to confirmation. Further context for this type of building is available on the modular clubhouses page.
Windows and entrance arrangement
The north elevation spans Modules 1 to 4. Module 1 has two large windows with a double-door glazed entrance between them, while Modules 2, 3 and 4 each have two large windows. Full-size end windows are specified on the west wall of Module 1 and the east wall of Module 4.
On the south elevation, Modules 8, 9, 10 and 11 each have two large windows. Additional full-size end windows are positioned on the east wall of Module 8, west wall of Module 9 and east wall of Module 11. Module 5 also has a full-size window on its exposed west end. Together, these selected openings serve the exposed perimeter of the stored grid design.
External finish and roof
The exposed external walls are finished between the frame with Smooth plank cladding, reference AR16016, in Gri (Grey). This finish is selected for the north walls of Modules 1 to 4, the south walls of Modules 8 to 11 and the relevant exposed end walls of Modules 1, 4, 5, 8, 9 and 11. The building is completed with a dual-pitch apex roof. Final fixture and finish details are confirmed by quotation.
Requested clubhouse facilities
A WC and shower have been requested for the final internal layout. Their positions and detailed room arrangement still require confirmation. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring, reflecting the demands of these wet areas. These provisions should therefore be read as requested fit-out requirements rather than a confirmed room plan.
Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels. Plasterboard and other hygienic-panel styles are selectable alternatives or upgrades. Room-by-room flooring choices have not been fixed in the stored design and must be agreed as part of the final specification. Configuration details can be reviewed through the building configurator.
Estimate and site requirements
The indicative configured estimate is £161,300 excluding VAT, or £193,560 including VAT, and is subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate from this estimate.
Placement and access are subject to site survey and the requirements of the final location. The survey and quotation process will establish transport access, offloading needs, ground conditions, site works and the final scope of the WC, shower, finishes and internal layout.
