    Clubhouse space over two floors

    This configuration uses ten 5.9 m x 2.2 m steel-framed P600 modules, arranged over two storeys within a 17.7 m x 4.4 m footprint. It provides approximately 114 m² of internal floor area, making it a practical option for sports clubs and community organisations requiring a fitted modular clubhouse with WC and shower facilities.

    Ground-floor layout and openings

    Five modules form the ground floor. The specified windows provide natural light from the north, south and both ends, while a glazed double door creates the main external entrance.

    • Module 1 has two large windows and a glazed double door on its north side, plus a large window in the west end.
    • Module 2 has two large windows on its exposed north side.
    • Module 3 has two large north windows, one large east-end window and two large south windows.
    • Module 4 has two large windows on its south side and one large window in the west end.
    • Module 5 has one large east-end window and two large windows on its south side.

    The ground floor also incorporates the specified WC and shower as part of the internal fit-out. Room divisions and the detailed allocation of the remaining floor area can be confirmed during design development.

    First-floor layout and openings

    A further five modules create the first floor, reached by an internal staircase that is not visible externally.

    • Module 6 has two large north windows and two small windows in the west end.
    • Module 7 has two large windows on its north side.
    • Module 8 has two large north windows, two small east-end windows and two large south windows.
    • Module 9 has two large south windows and two small windows in the west end.
    • Module 10 has two small east-end windows and two large windows on its south side.

    This arrangement gives the upper floor large windows along its principal elevations, with smaller windows grouped at the exposed ends.

    External finish and fitted specification

    The exterior is finished in light grey horizontal cladding, with a flat roof and slim fascia for a clean, straightforward appearance. Adacon designs, manufactures and delivers the P600 system, with buildings delivered and installed across the UK. The steel-framed modules link together and can be configured using the P600 configurator.

    Price and typical lead time

    The indicative price is £107,500 excluding VAT, or £129,000 including VAT, for the standard fitted specification. For this configuration, that covers the ten-module, two-storey building with the stated external finish, doors, windows, internal staircase, WC and shower. Delivery, groundworks and other site-specific works are not included and are quoted separately.

    A typical lead time is 8–12 weeks. The final programme depends on design approval, specification, production scheduling and site readiness, so dates are confirmed for each project rather than treated as fixed.

    Site preparation and access

    The site must be prepared with suitable groundworks and foundations for the completed building. Adequate access is also required for module delivery, lifting and installation. Utility connections, drainage arrangements and any project-specific external works must be established before installation. Adacon assesses these requirements against the location and quotes delivery, groundworks and site-specific works separately.
