Ten-module, two-storey configuration

This modular clubhouse uses ten steel-framed P600 modules arranged across two storeys, with five modules on the ground floor and five on the first floor. The two-storey-terrace layout has an external footprint of 17.7m x 4.4m and provides approximately 114 m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space.

Each P600 module measures 5.9m x 2.2m. Its approximate usable interior is 5.7m x 2.0m, with an external module height of 2.40m and an internal ceiling height of 2.16m. An external steel staircase provides access to the first floor. The final circulation and room arrangement will be confirmed as part of the detailed layout.

Windows and entrance arrangement

The ground-floor north elevation includes a double glazed door positioned between two large windows in Module 1. Module 2 has one large window between two small windows, while Module 3 repeats this arrangement on both its north and south sides. Modules 4 and 5 also use the small-window, large-window and small-window pattern on their exposed south walls.

Large windows are fitted to the exposed ground-floor end walls of Modules 1, 3, 4 and 5. On the first floor, the exposed north and south 5.9m walls each have two large windows. Exposed first-floor end walls use pairs of small windows. This extensive arrangement of openings serves both levels of the stored configuration, although final fixture details are confirmed by quotation.

Teak exterior and apex roof

All selected exposed outside walls are finished between the structural frame with full-wall ARLINE AR16016 grooved plank cladding in Teak. The boards are arranged vertically across the specified north, south, east and west elevations. The clubhouse is topped by a dual-pitch apex roof, giving the two-storey structure a clearly defined roofline.

Requested internal fit-out

The requested fit-out includes a kitchenette, WC and shower, with their exact positions to be confirmed in the final room layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Shower rooms use wet-room PVC flooring. Where selected, plaster is applied outside the bathroom walls.

Elsewhere, insulated sandwich panels are the included internal wall finish. Other wall and floor finishes depend on the final room arrangement and selections recorded in the quotation. Illustrated fixtures, finishes and furniture should not be treated as guaranteed inclusions. Layout and finish selections can be developed through the building configurator.

Estimate, transport and siting

The indicative configured estimate is £143,200 excluding VAT, or £171,840 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
