    A compact two-storey site office

    This configuration uses three P600 steel-framed modules arranged over two storeys. Each module measures 5.9m x 2.2m, with the completed building occupying a 5.9m x 4.4m footprint and providing approximately 37 m² of internal floor area. It is a practical option where office space is required across two levels without taking up more space at ground level. The building is intended for use as a construction site office, particularly for main contractors and site managers.

    Ground-floor arrangement

    Module 1 forms one half of the ground floor. Its north-facing 5.9m wall contains a single glazed entrance door positioned between two small windows. Both exposed 2.2m ends are fitted with two small windows: two on the east end and two on the west end. This module provides the building’s only specified external door.

    Module 2 sits alongside Module 1 to complete the 5.9m x 4.4m ground-floor footprint. Its exposed south-facing 5.9m wall has three small windows. The east and west ends each contain two further small windows. The adjoining internal sides of the two ground-floor modules are linked as part of the combined layout.

    First-floor arrangement

    Module 3 provides the first-floor accommodation and is reached by an internal staircase. The staircase is contained within the building and is not visible from outside. The first-floor module has three small windows on its north-facing wall and three on its south-facing wall. Its east and west ends each have two small windows, giving the upper level windows on every exposed elevation.

    Exterior and internal fit-out

    The exterior is finished in smooth Dark grey cladding, giving the site office a clean, restrained appearance suitable for an active construction environment. A flat roof with a slim fascia keeps the overall profile simple. Across the complete configuration there are 23 specified small windows, alongside the single glazed entrance door on the north elevation of Module 1.

    The internal specification includes a WC and the connection between floors via the internal staircase. The building is supplied to Adacon’s standard fitted specification for this configuration. No additional internal rooms, furniture, appliances or specialist facilities are included in this brief, so any project-specific fit-out requirements should be identified when the order is prepared.

    Price and project costs

    The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. This price covers the three-module building in the configuration described, including the two-storey arrangement and WC. Delivery, groundworks and site-specific works are quoted separately because access, distance, ground conditions and installation requirements vary between construction sites.     Lead time and siting requirements

    A typical lead time is 8–12 weeks, subject to specification, order confirmation and the installation programme. Before delivery, the site must have suitable access for the delivery and lifting operations, along with a prepared, level base appropriate for the modular building. The customer is responsible for confirming planning requirements, site permissions and service connections. Any required groundworks, utility connections or other site-specific preparations must be completed in line with the agreed delivery and installation plan.
