Two-Module P600 Modular Gym

Configuration and usable space

This P600 configuration uses two steel-framed modules linked side by side in a single-storey, wide layout. The resulting external footprint is 5.9m x 4.4m. Each module measures 5.9m x 2.2m and is 2.40m high externally, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

Before partitions, the design provides approximately 22.8m² of usable internal area, based on a conservative allowance for each module. A connected open layout may provide more space, but the final usable area will depend on the confirmed room arrangement and any partitions required for the WC and shower. The building is intended as a modular gym for the Sport & Leisure sector, particularly for private home training and smaller personal-training studios.

Windows and entrance arrangement

Module 1 forms the north-facing side of the layout. Its 5.9m north wall contains a large window, a glazed double door and a second large window. The exposed east and west 2.2m end walls each contain one large window.

Module 2 forms the south-facing side. Its 5.9m south wall contains two large windows, while its exposed east and west 2.2m end walls each contain one large window. These openings are specific to this stored configuration; their relationship to internal training zones, sanitary spaces and partitions will be resolved in the final layout.

Selected exterior

The exposed walls are finished between the steel frame with ARLINE AR14514 fine-ribbed cladding in Venge. Vertical boards are selected for the north, east and west walls of Module 1 and the east, south and west walls of Module 2. Cladding costs are confirmed within the project quotation rather than itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected. The dark Venge finish, fine-ribbed surface and visible frame define the specified external treatment without introducing unconfirmed decorative materials or finishes.

Requested WC and shower fit-out

A WC and shower have been requested, subject to confirmation in the final room layout and quotation. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic wall panels are available as an optional selection, while shower rooms use wet-room PVC flooring. Where selected, plaster applies outside the bathroom walls.

Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall treatments, flooring selections or room finishes must be chosen against the final arrangement. Illustrated accessories, gym equipment, sanitary fixtures and decorative finishes should not be treated as included unless they are expressly confirmed in the quotation.

Pricing and site considerations

The indicative configured estimate is £27,400 excluding VAT, or £32,880 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Siting remains subject to survey, including access, levels, ground conditions and the practical requirements of the selected plot. The confirmed layout, fit-out and finish schedule can be reviewed through the project-specific configuration process. Final dimensions, openings and selected details are recorded in the quotation before the order is agreed.
