The module measures 5.9m x 2.2m externally and is 2.40m high. It provides approximately 11.4 m2 of usable internal area before partitions, based on a conservative per-module allowance. The approximate usable interior is 5.7m x 2.0m, with a 2.16m internal ceiling.

    External finish and openings

All four exposed walls are fully clad between the steel frame in Venge ARLINE AR14514 fine-ribbed vertical boards. The selected finish covers the north and south 5.9m sides and both 2.2m end walls. Cladding costs are confirmed within the project quotation and are not separately itemised here.

The north wall has a sliding drive-through serving window. The east and west end walls each have a full-size window, while the south wall has a double glazed door. These openings create a practical customer-facing café arrangement while bringing natural light into the compact interior.

A covered ground-level timber terrace deck runs alongside the building, providing an adjoining outdoor area. Its relationship to the module, surrounding levels and site access must be checked against the final layout and site conditions.

The module has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified for this configuration.

    Requested café fit-out

The requested internal fit-out comprises a kitchenette and WC, both subject to confirmation in the final room layout and quotation. Their final positions must account for the serving window, entrance, end windows, circulation and the services available at the intended site. Illustrated fixtures and finishes are not automatically included unless identified in the quotation.

Insulated sandwich panels are the included wall finish outside the bathroom area. The WC enclosure uses 40mm waterproof insulated sandwich panels as the standard bathroom wall construction, with hygienic panels available as an optional selection. Plaster can be applied outside bathroom walls when selected. Other internal wall and floor finishes are determined through the final room layout; no general floor finish is fixed in this stored design.

    Estimate and site considerations

The indicative configured estimate is £16,260 ex VAT, or £19,512 inc VAT, subject to quotation. The stored arrangement can be reviewed through the configuration process, where the final kitchenette, WC, finishes and layout details can be confirmed without assuming that every illustrated item is included.

Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Final siting is subject to survey, including access, levels, ground conditions, service routes and sufficient working space for the required offloading arrangements.
