    Compact single-module café layout

This stored configuration uses one P600 module to create a single-storey modular café with an external footprint of 5.9m x 2.2m. It provides approximately 11.4m² of usable internal area before partitions, based on a conservative per-module allowance. The approximate usable interior measures 5.7m x 2.0m, giving coffee operators a compact space for planning a service area, kitchenette and WC within the final room arrangement.

The module is 2.40m high externally and has an internal ceiling height of 2.16m. As a one-module design, it has one defined layout rather than a linked or stacked arrangement. The requested kitchenette and WC will require confirmation as part of the final layout, including their dimensions, partition positions and relationship to the café’s customer and working areas.

    Windows and glazed entrance

The north-facing 5.9m wall has two large windows, providing extensive glazing along one long side of the café. The east and west 2.2m end walls each have one full-size window. A single glazed door is positioned on the south-facing 5.9m wall. Together, these selected openings create a customer-facing configuration suited to the visibility requirements of a small modular café.

    Anthracite fine-ribbed exterior

All four exposed outside walls are finished with Anthracite ARLINE AR14514 fine-ribbed cladding applied between the steel frame. The vertical boards cover the full north, east, south and west walls around the selected openings, giving the module a consistent external treatment on every elevation. Cladding costs are confirmed within the project quotation and are not itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected for this configuration. The restrained roofline and consistent Anthracite wall finish support a practical hospitality appearance for locations such as parks, visitor attractions and coffee trading sites.

    Requested internal fit-out

A kitchenette and WC are requested, but their final specification and placement remain subject to layout confirmation and quotation. Elsewhere, insulated sandwich panels are the included internal wall finish. Where selected, plaster applies outside bathroom walls. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional finish. If a shower room is introduced during final planning, wet-room PVC flooring applies within that room; no shower room forms part of the stored request.

Fixtures, finishes and room details shown in supporting illustrations should be treated as indicative until confirmed by quotation. The final selection will reflect the agreed café workflow, required partitions and chosen finishes. Further context for this type of building is available on the modular cafés page, while project-specific selections can be reviewed through the configuration process.

    Pricing and site considerations

The indicative configured estimate is £14,100 ex VAT, or £16,920 inc VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate. Siting remains subject to survey so that access, positioning and relevant site conditions can be assessed before the final quotation is confirmed.
