A compact café configuration
This P600 is a single-module, single-storey café for the Retail & Hospitality sector. Its wide layout occupies a 5.9m x 2.2m footprint and provides approximately 11 m² of internal usable floor area. The approximate usable interior measures 5.7m x 2.0m, giving operators a compact space that can be planned around customer service, preparation and essential staff facilities.
The module is 2.40m high externally, with a 2.16m internal ceiling. As a one-module configuration, it is intended for operators who need a small-format café rather than a larger linked or stacked arrangement. Typical settings include coffee operations, parks and visitor attractions. Further information about this type of building is available on the modular cafés page.
Glazing and customer access
The stored design uses extensive glazing to create a bright, visible café space. The north-facing 5.9m wall has two large windows. The east and west 2.2m end walls each have a full-size window, while the south-facing 5.9m wall has a glazed double door. Together, these openings support natural light, outward views and a clear customer entrance within the compact footprint.
The final internal arrangement must account for the selected openings as well as the requested kitchenette and WC. Their precise positions, service requirements, clearances and relationship to the operating area are to be confirmed in the final layout and quotation.
Teak slatted exterior and flat roof
All four exposed outside walls are selected with ARLINE 24136 slatted cladding in Teak. The vertical boards are applied between the steel frame, covering the north, east, south and west walls around the specified doors and windows. This gives the complete module a consistent slatted treatment on every elevation rather than limiting the finish to its customer-facing sides.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected for this configuration. The cladding forms part of the configured quotation, but its cost is quote-only and is not itemised publicly.
Requested internal fit-out
A kitchenette and WC have been requested for this café, subject to confirmation through the final layout. The standard wall finish elsewhere is white, lightly ribbed insulated sandwich panelling. For the WC, hygienic wall panels and wet-room PVC flooring are required. Exact sanitary fittings, kitchenette components, service points and room-by-room finishes are not fixed by this brief and must be established in the quotation.
Plasterboard, alternative hygienic-panel styles and other room-by-room flooring selections are available as choices or upgrades rather than included features of this stored design. These can be reviewed when the internal plan is finalised through the building configurator. Any illustrated fixtures, colours or finishes remain subject to the final quotation.
Pricing and site considerations
The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Siting is subject to survey and consideration of access, levels, ground conditions and any site-specific requirements. The final quotation will confirm the building specification, fit-out details, transport requirements and applicable site works before the configuration is agreed.
