    A compact café configuration

This stored P600 configuration uses one single-storey module in a wide layout. Its external footprint is 5.9m x 2.2m, with an approximate usable internal area of 11.4m2 before partitions, based on a conservative per-module allowance. The approximate usable interior measures 5.7m x 2.0m.

The module is 2.40m high externally and has a 2.16m internal ceiling. Its compact proportions make it suitable for use as a modular café where the available site, customer flow and proposed servicing arrangements suit this footprint.

    Openings and customer access

The north-facing 5.9m wall contains a sliding drive-through serving window, providing a defined service point for customers. The opposite south-facing 5.9m wall has a single glazed door for access. A full-size window is positioned in each 2.2m end wall to the east and west, bringing glazing to both ends of the module.

The final internal arrangement must account for these fixed external openings, as well as the requested kitchenette and WC. Their precise positions, clearances, connections and relationship to the service area are confirmed through the final layout and quotation rather than assumed from the external configuration.

    Teak grooved-plank exterior

All four exposed walls are specified with ARLINE AR16016 grooved-plank cladding in Teak, applied between the steel frame. The boards run vertically across the north, east, south and west walls, giving the complete module a consistent selected external finish. Cladding remains subject to quotation and is not separately itemised in public pricing.

Above, the building has a flat roof with the approximately 120mm steel-frame fascia. No additional fascia is included in this configuration. Final fixture, junction and finish details are confirmed in the project quotation.

    Requested kitchenette and WC

A kitchenette and WC have been requested for this café, but their final provision and arrangement must be confirmed in the completed room layout. Insulated sandwich panels are the included internal wall finish outside the relevant bathroom specification, while other finishes can be selected to suit the agreed layout.

Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Plaster applies outside bathroom walls when that finish is selected. Wet-room PVC flooring is used for shower rooms; this is relevant only if a shower room forms part of a subsequently agreed design and does not indicate that a shower is included in this stored café configuration.

    Price and site requirements

The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT, subject to quotation. This estimate relates to the described one-module configuration. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Siting is subject to survey and assessment of the proposed location, including access, levels, groundwork requirements and the practical route for transport and offloading. Utility requirements for the requested kitchenette and WC also need to be coordinated with the site arrangements. Configuration details can be reviewed through the building configurator, with the final specification established by quotation.
