Single-Module Garden Room with Kitchenette and WC

A compact, fully fitted garden room

This configuration uses one P600 steel-framed module to create a self-contained garden room with an external footprint of 5.9m x 2.2m. The single-storey building provides approximately 11 m² of internal floor area, making efficient use of a relatively narrow footprint. It is designed for homeowners who need additional living space for everyday use, whether as a home office, hobby room, study or informal retreat.

Single-module layout

The complete layout is contained within one ground-floor module. There are no upper-storey modules or linked sections, so the room remains simple to position and straightforward to use. The internal fit-out includes a kitchenette and WC, giving the building greater independence from the main house. The exact arrangement of these elements is coordinated within the available floor area as part of the fitted specification.

Doors and windows

The north-facing 5.9m wall has three windows arranged as one small window, one large window and a second small window. The opposite south-facing wall has a central glazed double door positioned between two large windows. This creates the main entrance and provides an open outlook from the room.

Each 2.2m end wall also contains a large window: one on the east elevation and one on the west elevation. Together, the windows on all four sides provide multiple sources of natural light and outward views. Final orientation on the plot should therefore consider neighbouring properties, boundaries and the preferred garden outlook.

Exterior and roof finish

The exterior is finished in smooth Anthracite cladding for a clean, contemporary appearance. Above it, a dual-pitch apex roof gives the garden room a defined roof profile suited to a residential garden setting. The building is supplied to a full fit-out standard, including the specified kitchenette and WC.

Indicative price and scope

The indicative price is £15,060 excluding VAT, or £18,072 including VAT, for the standard fitted specification. This price covers the one-module P600 building in the configuration described, including its Anthracite exterior, apex roof, specified doors and windows, kitchenette and WC.

Delivery, groundworks and any site-specific works are not included in the indicative price and are quoted separately. Requirements vary according to location, access, ground conditions and the services needed for the kitchenette and WC. Alternative P600 arrangements can be explored using the P600 configurator.

Lead time and siting

A typical lead time is 8–12 weeks, subject to specification, order schedule and site readiness. The installation area must be prepared in advance with suitable groundworks and clear delivery access. The route to the garden must also accommodate the module and the equipment required to position it.

Water, drainage and electrical requirements should be established before installation because the kitchenette and WC need appropriate site connections. Planning requirements are site-specific, so homeowners should confirm the position with their local planning authority before ordering. Adacon assesses delivery, installation and site-specific work separately so these costs reflect the actual property rather than being built into a general product price.
