This configuration uses one P600 module measuring 5.9m long by 2.2m wide, arranged over a single storey. The internal floor area is approximately 11 m², providing a compact but usable room for relaxing, hobbies, home working or entertaining. As a self-contained modular building with its own kitchenette and WC, it offers more day-to-day flexibility than a basic garden studio or shed.

The layout is based on a single open room rather than several enclosed spaces. The kitchenette and WC are incorporated into the fitted interior while leaving the main floor area available for the homeowner’s preferred furniture and use. Windows and glazed entrance

The north-facing 5.9m wall has two large windows. On the opposite south-facing wall, a double-door glazed entrance is positioned between two further large windows. This provides a clear connection to the garden and direct access from the covered terrace.

Both 2.2m end walls are exposed and fitted with full-size windows: one on the east elevation and one on the west elevation. With windows on all four elevations and glazed doors on the south side, the room benefits from outward views in every direction. The number and position of the openings are specific to this configuration and should be considered when choosing its orientation on the site.

Exterior finish and terrace

The module is finished externally in smooth timber-effect cladding, giving it a warmer appearance suited to a domestic garden setting. Above, the flat roof is completed with a slim fascia for a simple, low-profile roofline.

A covered ground-level timber terrace deck runs alongside the building. It creates an external area immediately outside the glazed double doors and provides a practical transition between the garden and the internal room. The final terrace scope and any associated site preparation should be confirmed for the individual property.

Fitted interior

The internal fit-out includes a kitchenette and WC. These facilities make the garden room suitable for longer periods of use without relying entirely on the main house. Indicative price and programme

The indicative price is £12,550 excluding VAT, or £15,060 including VAT, for the standard fitted specification. This covers the configured P600 building with its standard fit-out, including the kitchenette and WC. Delivery, groundworks and all site-specific works are quoted separately because access, location, service connections and preparation requirements vary between properties.

A typical lead time is 8–12 weeks. The confirmed programme will depend on the final specification, order date, site readiness and installation arrangements. Site access and preparation should therefore be assessed before delivery is scheduled.

Siting requirements

The garden must provide enough space for the 5.9m by 2.2m module, the adjoining terrace and safe installation access. A suitable prepared base is required, with groundworks completed before delivery. Adacon will also need to review access for transport and lifting, along with any restrictions around boundaries, trees, overhead obstructions or neighbouring properties. Responsibility for planning permission and other property-specific approvals should be checked before work begins.
