Single-Module Garden Office with Kitchenette and WC

A compact, self-contained workspace

This P600 configuration uses one steel-framed module to create a dedicated garden office with an approximate internal floor area of 11 m². Its 5.9m x 2.2m footprint makes efficient use of available garden space while providing room for day-to-day work, a kitchenette and a private WC. The building is arranged over a single storey, with no internal module joins or upper-floor access to consider.

Single-module layout

The entire office is contained within one 5.9m-long module. The single layout keeps the main working area straightforward and flexible, while the integrated kitchenette and WC provide the facilities needed for regular use away from the main house. This makes the configuration particularly suitable for home workers, sole traders and small business owners who want a defined separation between domestic and working space.

The compact plan also gives buyers a clear starting point for positioning desks, storage and other loose furniture. Furniture and equipment requirements can be considered alongside the locations of the windows, entrance, kitchenette and WC before the final specification is agreed.

Windows and entrance

The south 5.9m wall contains the single glazed entrance door, positioned between two large windows. This creates a well-glazed principal elevation and provides direct access to the office. The opposite north 5.9m wall has two further large windows.

Both 2.2m end walls are also glazed, with one full-size window on the east end and one full-size window on the west end. Together, the six specified windows and glazed door bring natural light into the single-module interior from every exposed elevation. Their exact positions should be considered when planning the building’s orientation, privacy and outlook within the garden.

Exterior and roof finish

The exterior is finished in dark grey timber cladding, giving the office a restrained appearance suited to a residential garden setting. Above it, the flat roof is completed with a slim fascia for a clean roofline. Adacon designs, manufactures and delivers the P600 system, with buildings delivered and installed across the UK.

Internal fit-out

This configuration includes a kitchenette and WC as part of its standard fitted specification. These facilities allow the office to function as a self-contained working environment, reducing the need to return to the house during the working day. The final service arrangements will depend on the site and must be assessed before installation, particularly where water, waste and electrical connections are required.

Indicative price and scope

The indicative price is £10,750 excluding VAT, or £12,900 including VAT, for the standard fitted specification. This covers the configured single-module building with its stated exterior finish, doors, windows, kitchenette and WC. Delivery, groundworks and any site-specific works are not included in that figure and are quoted separately once the location, access and installation requirements have been reviewed.

Lead time and siting requirements

A typical lead time is 8–12 weeks, subject to the agreed specification, order schedule and site readiness. Before delivery, the site requires suitable access and properly prepared groundworks for the 5.9m x 2.2m module. The intended position should also allow for installation access and the required service connections. Delivery arrangements, foundations, utility connections and other site-dependent work are assessed and priced separately.
