Module 1 layout

Module 1 contains the complete garden office layout. The main working area shares the module with a kitchenette and WC, keeping the facilities together within a compact footprint. The kitchenette supports drinks and light food preparation during the working day, while the WC reduces the need to return to the main property. The arrangement is suited to home workers and small business owners who want a self-contained office rather than a basic shell.

All four exposed elevations include glazing. The north-facing 5.9m wall has three small windows arranged along its length. The east-facing 2.2m end has one large window, and the west-facing 2.2m end has another large window. On the south-facing 5.9m wall, a single glazed door is positioned between two large windows. This south elevation forms the principal entrance and provides the largest concentration of glazing.

External finish and roof

The exterior is finished in vertical timber-effect cladding, giving the office a finish suited to a residential garden setting. Above it, the flat roof is detailed with a slim fascia to maintain a clean, low-profile appearance. The result is a clearly defined modular building without unnecessary external detailing.

Typical lead time is 8–12 weeks, subject to the confirmed specification, production schedule and installation arrangements. Before installation, the site will need a suitable prepared, level base and adequate access for delivery. Space must also be available for the installation work. Electrical, water and drainage requirements for the kitchenette and WC should be assessed for the individual property, with final service connections and any associated site works included in the separate quotation.
