Compact single-module café layout
This configuration uses one P600 steel-framed module arranged over a single storey. Its external footprint is 5.9m x 2.2m, while the approximate usable interior measures 5.7m x 2.0m and provides around 11 m² of floor area. The module is 2.40m high externally, with an internal ceiling height of approximately 2.16m.
The compact format is intended for use as a modular café. It is proportioned for a focused hospitality operation where customer service space, a requested kitchenette and WC need to be organised within one module. The final internal arrangement remains subject to layout confirmation.
Glazing, entrance and terrace
The north-facing 5.9m wall has two large windows. A further large window is positioned in each 2.2m end wall, to the east and west. The south-facing 5.9m wall contains a double-door glazed entrance. Together, these openings give the stored design glazing on three sides, with the entrance on the fourth.
A covered, ground-level timber terrace deck runs alongside the building. It extends the usable customer-facing setting beyond the enclosed module and provides an outdoor area associated with the café configuration. Its final relationship to the site, access routes and surrounding levels must be confirmed for the chosen location.
Anthracite smooth-plank exterior
All four exposed external walls are specified with Smooth plank AR16016 cladding applied between the frame. The selected colour is Antrasit, also described as Anthracite, creating a consistent finish across the north, east, south and west elevations. Final fixture and finish details are confirmed by quotation.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected for this configuration. The simple roofline and uniform anthracite wall treatment suit contemporary coffee operations and visitor settings without changing the module’s compact dimensions.
Requested internal fit-out and finish choices
The requested fit-out comprises a kitchenette and WC, both of which must be confirmed in the final layout. The WC area requires hygienic wall panels and wet-room PVC flooring. Elsewhere, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels.
Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included features of this stored design. Room-by-room flooring selections outside the WC have also not been fixed. These details can be reviewed through the building configurator and are confirmed as part of the quotation.
Price and site requirements
The indicative configured estimate is £16,260 excluding VAT, or £19,512 including VAT, subject to quotation. This estimate relates to the specified single-module café configuration; final costs depend on confirmed layout, fixtures, finishes and project requirements. Individual cladding costs are not itemised.
