A compact two-storey construction office

This P600 configuration uses six 5.9m x 2.2m steel-framed modules, arranged as three modules on each floor. The two-storey layout sits within an 11.8m x 4.4m footprint and provides approximately 73 m² of internal floor area. It is designed as a practical site office for main contractors and site managers who need separate working areas without taking up excessive ground space.

Ground-floor module layout

Each floor follows an L-shaped three-module arrangement within the overall rectangular footprint. Ground-floor Module 1 forms the north-west section. Its exposed north wall has a large window, a single glazed entrance door and a second large window. A further large window is fitted to the exposed west end, providing glazing on two elevations around the principal entrance.

Ground-floor Module 2 occupies the north-east section. Its north wall has three small windows, while the exposed east end has one large window. The south wall is also exposed and contains three further small windows, giving this module natural light from three sides.

Ground-floor Module 3 forms the south-west section. Large windows are positioned in both exposed ends, facing east and west. Its south wall contains three small windows. The ground floor also includes the WC specified for this building.

First-floor module layout

First-floor Module 4 is positioned above Module 1. Its north wall contains three small windows, with two additional small windows in the west end.

First-floor Module 5 sits above Module 2. It has three small windows on the north wall, two small windows in the east end and three small windows on the south wall. This arrangement provides glazing across all three exposed elevations.

First-floor Module 6 is above Module 3. Two small windows are installed in each exposed end, facing east and west, while three small windows run along the south wall. An internal staircase connects the two floors, so there is no external stair structure visible on the elevations.

Exterior and fitted specification

The building is finished in smooth Anthracite cladding, giving the six-module structure a consistent, restrained appearance suited to an active construction environment. A flat roof with a slim fascia keeps the roofline simple. The mix of large ground-floor windows and smaller first-floor windows reflects the exact elevation schedule for this configuration.

Indicative price and programme

The indicative price is £64,500 excluding VAT, or £77,400 including VAT, for the standard fitted specification. This includes the configured modular building and its stated internal fit-out, including the WC. Delivery, groundworks and any site-specific works are quoted separately. The final quotation will confirm the precise supply scope for the selected site and project requirements.

Preparing the site

The site must have a suitable level, load-bearing base prepared for the modular structure. Adequate access and working space are required for delivery, lifting and installation, including clear approach routes for the relevant vehicles and equipment. The project team should also plan connections and drainage for the WC, along with any other required utilities. Ground conditions, foundation design, service runs, permissions and installation constraints must be assessed for the specific location before delivery.
