Six-module grid configuration

This building uses six steel-framed P600 modules arranged as a single-storey grid, creating an external footprint of 17.7m x 4.4m. Each module measures 5.9m x 2.2m and has an external height of 2.40m, with a 2.16m internal ceiling. The approximate usable interior of each module is 5.7m x 2.0m.

Across the complete configuration, the conservative usable internal area is approximately 68.4 m2 before partitions. Connected open layouts may provide more usable space, but the final room arrangement will depend on the confirmed WC and shower layout. The linked grid gives the scheme a broad rectangular form while keeping the accommodation on one level.

Doors and windows

Module 1 forms the principal glazed entrance elevation. Its exposed north wall has a glazed double door positioned between two small windows, while its exposed west end has one high-level, top-only window.

Modules 2 and 3 each have two high-level, top-only windows on their exposed north walls. Module 3 also has one high-level, top-only window on its exposed east end. On the opposite elevation, Modules 4, 5 and 6 each have two high-level, top-only windows on their exposed south walls. Module 4 has a further high-level window on its west end, and Module 6 has another on its east end.

Selected external finish

All exposed external walls in this stored configuration are finished between the frame with Grey ARLINE AR16016 grooved plank cladding. The boards are applied vertically as full-wall cladding across the selected north, south, east and west elevations. Cladding costs are confirmed within the project quotation and are not itemised publicly.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration.

WC and shower fit-out

A WC and shower have been requested, with their positions and the surrounding partitions to be confirmed in the final room layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic panels are available as an optional bathroom wall finish, while shower rooms use wet-room PVC flooring.

Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes are selected around the final room arrangement. Where plaster is chosen, it applies outside the bathroom walls rather than replacing the waterproof bathroom panel system. Final fixture positions, finishes and partition details are confirmed by quotation.

Use, pricing and siting

This configuration is intended as a toilet and shower block for the construction sector, including large construction sites, as well as holiday parks and campsites. The indicative configured estimate is £80,600 excluding VAT, or £96,720 including VAT, subject to quotation.

Transport is priced according to the site postcode and access conditions. Offloading or cranage, groundworks and other site-specific works are separate. Siting remains subject to survey so that access, levels, ground conditions and the requirements of the selected location can be assessed before the final quotation and layout are confirmed.
