    This P600 building combines five 5.9m x 2.2m steel-framed modules in a single-storey grid arrangement. The overall footprint is 17.7m x 4.4m, with approximately 61 m² of internal floor area. It is designed for use as a modular classroom, giving primary and secondary schools a practical option when existing teaching space is under pressure.

    The modules link together to create one building, while the window arrangement brings natural light into the exposed elevations. A glazed single door provides the external entrance, and a WC is included within the internal fit-out.

    Module-by-module layout

    The five modules are arranged across a three-module by two-module grid, with one position left open. The specified external openings are distributed as follows:

    • Module 1: The exposed north-facing 5.9m wall has a large window, a glazed single door and a second large window. The exposed west-facing 2.2m end has one full-size window.
    • Module 2: The exposed north-facing 5.9m wall has three small windows.
    • Module 3: The north-facing wall has three small windows, the east-facing end has one full-size window, and the south-facing wall has three small windows.
    • Module 4: The exposed south-facing wall has three small windows, while the west-facing end has one full-size window.
    • Module 5: The exposed east-facing end has one full-size window, and the south-facing wall has three small windows.

    This arrangement places windows around the north, south, east and west elevations. The combination of large, full-size and small windows reflects the requirements of each exposed module wall without adding openings to linked internal faces.

    External finish and roof

    The exterior is finished in horizontal Anthracite cladding, giving the classroom a consistent, contemporary appearance. Above the modules, a dual-pitch apex roof defines the finished building and provides a more traditional roof profile than a flat modular roofline.

    Internal fit-out

    The indicative price is based on the standard fitted specification and includes a WC. The approximately 61 m² internal area provides the main accommodation required for additional school capacity, while the final internal use of the available space should be considered against pupil numbers, furniture, circulation and the school’s operational requirements.

    Price and project allowances

    The indicative price for this five-module classroom is £60,250 ex VAT, equivalent to £72,300 inc VAT. Delivery, groundworks and site-specific works are not included and are quoted separately, so the indicative building price should not be treated as a complete installed project cost.

    Lead time and siting requirements
