Four-module single-storey layout
This configured toilet and shower block uses four P600 steel-framed modules linked in a wide, single-storey arrangement. Its external footprint is 5.9m x 8.8m, with an approximate usable internal area of 45.6 m2 before partitions. This is based on a conservative per-module allowance; a connected open layout may provide more usable space once the final room arrangement is agreed.
Each module measures 5.9m x 2.2m externally and is 2.40m high externally, with a 2.16m internal ceiling. The approximate usable interior of each module is 5.7m x 2.0m. The WC, shower and associated partitions remain subject to confirmation in the final layout.
Windows and entrance
Module 1 forms the principal entrance elevation. Its exposed north wall has a single glazed door positioned between two small windows. The exposed east and west end walls each have a top-only high-level window.
Modules 2 and 3 each have top-only high-level windows on their exposed east and west end walls. Module 4 also has high-level windows on its east and west ends, together with a further top-only high-level window on its exposed south wall. These specified openings provide controlled daylight while retaining the practical character expected of washroom accommodation.
Grey grooved exterior
The selected exposed outside walls are finished with Grey ARLINE AR16016 grooved plank cladding, installed as vertical boards between the frame. Full-wall cladding is selected for Module 1 on the north, east and west walls; Modules 2 and 3 on the east and west walls; and Module 4 on the east, south and west walls.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored configuration. Final colours, junction details, fixtures and finishes are confirmed by quotation rather than assumed from illustrative imagery.
Requested washroom fit-out
The requested internal fit-out includes a WC and shower, with their exact positions and room divisions to be confirmed through the final design. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic panels are available as an optional selection, while shower rooms use wet-room PVC flooring.
Elsewhere, insulated sandwich panels are the included internal wall finish. Other wall and floor finishes are selected to suit the confirmed room layout. Where plaster is selected, it applies outside the bathroom walls. The final quotation will define the agreed sanitary fittings, finishes and partition arrangement.
Estimate, transport and siting
The indicative configured estimate is £54,000 excluding VAT, or £64,800 including VAT, subject to quotation. Cladding is included within the configured estimate but is not separately itemised in public pricing.
Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate. Siting remains subject to survey, including confirmation of access, ground conditions, service requirements and the practical positioning of the four modules.
