Four modules in a straight run

This configuration uses four steel-framed P600 modules connected in a single-storey run. Each module measures 5.9m x 2.2m, producing an overall external footprint of 23.6m x 2.2m. The modules are approximately 2.40m high externally, with a 2.16m internal ceiling.

Using a conservative allowance of approximately 5.7m x 2.0m inside each module, the building provides approximately 45.6m2 of usable internal area before partitions. A connected open layout may provide more usable space, depending on the final room arrangement. The straight configuration is intended as a practical site welfare unit for construction sites needing canteen, drying room and WC facilities.

    Anthracite grooved external finish

All exposed external walls are specified with Anthracite ARLINE AR16016 grooved plank cladding, fitted vertically between the frame. This covers the north and south walls of all four modules, the west end wall of Module 1 and the east end wall of Module 4.

The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Cladding costs are confirmed within the project quotation and are not itemised publicly. Final fixture, material and finish details are also confirmed by quotation.

    Windows and external access

The openings are distributed along both long elevations and across the two exposed end walls. On the north elevation, each of the four modules has two high-level, top-only windows. The south walls of Modules 2, 3 and 4 also each have two high-level, top-only windows.

Module 1 provides the main external access. Its south wall has a single glazed door positioned with a small window on either side. Its exposed west end has two further small windows. At the opposite end of the run, the exposed east wall of Module 4 has two small windows.

    Requested welfare fit-out

The requested internal fit-out comprises a kitchenette, WC and shower, with their positions and surrounding partitions to be confirmed in the final room layout. This allows the connected modules to be arranged around the operational needs of the construction site without assigning unconfirmed room sizes or locations.

Insulated sandwich panels are the included internal wall finish outside the bathroom areas. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. Shower rooms use wet-room PVC flooring. Plaster can be selected outside bathroom walls, and other finishes are determined alongside the final room layout.

    Configured estimate and siting

The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. Transport is priced separately according to the site postcode and access. Offloading or cranage, groundworks and other site-specific works are separate.

The proposed position and access requirements remain subject to site survey and quotation. Ground conditions, vehicle access, lifting requirements and local site constraints must be considered before siting. Configuration choices and final room details are recorded through the building configurator.
