    Four-module linear configuration

This site welfare building uses four steel-framed P600 modules linked end to end in a single-storey run. Each module measures 5.9m x 2.2m, creating an overall external footprint of 23.6m x 2.2m. The configuration provides approximately 45.6m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more space.

Each module is 2.40m high externally and has a 2.16m internal ceiling. Its approximate usable interior measures 5.7m x 2.0m. The long, narrow format can support a practical sequence of welfare spaces for construction personnel, subject to confirmation of the kitchenette, WC, shower, canteen and drying-room arrangement in the final design.

    Windows and external access

Module 1 has three small windows on its north wall. Its south wall has a single glazed door positioned between two small windows, while the exposed west end has a high-level, top-only window.

Modules 2 and 3 each have three small windows on both their north and south walls. Module 4 also has three small windows on each long wall, together with a high-level, top-only window in the exposed east end. This creates repeated window coverage along both sides of the run, with external access through Module 1.

    Anthracite exterior and flat roof

Every exposed wall is finished between the frame with Anthracite ARLINE AR16016 grooved plank cladding. The boards are installed vertically across the north and south walls of all four modules, the west end of Module 1 and the east end of Module 4. Cladding costs are confirmed as part of the project quotation rather than itemised publicly.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected for this configuration.

    Requested welfare fit-out

The requested fit-out comprises a kitchenette, WC and shower, with their final positions and associated partitions to be confirmed in the room layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic wall panels are optional, while shower rooms use wet-room PVC flooring.

Outside bathroom areas, plaster can be applied where that finish is selected. Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall finishes, floor finishes or room-specific treatments are chosen when the final layout is agreed. Further context on this application is available under site welfare units.

    Price, transport and siting

The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Final siting is subject to a site survey, including access, ground conditions and the requirements for positioning the full 23.6m run. The confirmed internal arrangement, selected finishes and project-specific details will be recorded in the quotation. The stored configuration can be reviewed through the building configurator.
