Four-module run layout
This configuration uses four steel-framed P600 modules arranged in a single-storey run. Each module measures 5.9m x 2.2m, giving the complete building an external footprint of 23.6m x 2.2m. The approximate usable internal area is 45.6m² before partitions, based on a conservative per-module allowance. Connected open layouts may provide more space, depending on the final internal arrangement.
Each module is 2.40m high externally and has a 2.16m internal ceiling. Its approximate usable interior is 5.7m x 2.0m. The long, narrow format supports a sequenced welfare layout, with room planning to be confirmed around the requested kitchenette, WC and shower. This makes the building suitable for construction sites seeking combined canteen, drying-room and sanitary provision in one site welfare unit.
Windows and entrance
Module 1 has three small windows on its north wall. Its south wall has two small windows with a glazed double door positioned between them, providing the building’s specified external entrance. A top-only high-level window is fitted to the exposed west end wall.
Modules 2 and 3 each have three small windows on both their north and south walls. Module 4 also has three small windows on each long exposed wall, together with a top-only high-level window on the exposed east end. These openings are specific to the stored configuration; their relationship to the kitchenette, WC, shower and other welfare spaces will be resolved in the final room layout.
Selected exterior
The exposed outside walls are finished with Anthracite ARLINE AR16016 grooved plank cladding, applied vertically between the frame. Full-wall cladding is selected for the north and south walls of all four modules, the west end of Module 1 and the east end of Module 4. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.
Requested internal fit-out
The requested fit-out comprises a kitchenette, WC and shower, all subject to confirmation in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. Shower rooms use wet-room PVC flooring.
Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes are selected to suit the final room arrangement. Where plaster is selected, it applies outside the bathroom walls. Fixtures, finishes and room positions shown during design development remain subject to the final quotation rather than being automatically included.
Estimate and site requirements
The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Final positioning, access and site requirements are subject to survey. The site must be assessed for vehicle access, offloading arrangements, ground conditions and any project-specific works before the configuration is finalised through the building configurator.
