Four-module single-storey layout
This configuration uses four linked P600 steel-framed modules arranged side by side in a wide, single-storey layout. The resulting building has a footprint of 5.9 m x 8.8 m and provides approximately 46 m² of internal usable floor area. Each individual module measures 5.9 m x 2.2 m externally, with an approximate usable interior of 5.7 m x 2.0 m.
The modules are 2.40 m high externally and have an internal ceiling height of 2.16 m. Together, they form a broad floor plate suitable for organising welfare functions without adding an upper storey. This stored design is intended as a site welfare unit for the construction sector, particularly where canteen, drying-room and WC provision is required.
Doors and windows
Module 1 forms the principal north-facing elevation. Its exposed 5.9 m north wall has a double glazed-door set positioned between two small windows. The exposed east and west ends of Module 1 each have two small windows.
Modules 2 and 3 each have two small windows on their exposed east ends and two small windows on their exposed west ends. Module 4 follows the same arrangement on its east and west ends. Its exposed 5.9 m south wall has two top-only, high-level windows. These specified openings bring glazing to the outer ends of the wide arrangement while providing high-level openings on the Module 4 south elevation.
External panels and roof
The included exterior finish is formed from vertical insulated sandwich panels in Light Grey, RAL 7035. The selected outside walls use standard insulated panels with a smooth finish. These selections apply to the north, east and west walls of Module 1; the east and west walls of Modules 2 and 3; and the east, south and west walls of Module 4.
The building has a flat roof with an approximately 120 mm steel-frame fascia. No additional fascia is specified for this configuration. Cladding is subject to the final quotation and is not separately itemised in public pricing.
Requested welfare fit-out
The requested fit-out comprises a kitchenette, WC and shower, with their precise positions and the final internal zoning to be confirmed during layout development. WC and shower rooms require hygienic wall panels and wet-room PVC flooring. These wet-area requirements should be reflected in the final quotation and agreed room plan.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades, but they are not included specifications for this stored configuration unless added to the quotation.
Estimate and site considerations
The indicative configured estimate is £51,600 excluding VAT, or £61,920 including VAT, subject to quotation and confirmation of the final fit-out. Transport is priced separately according to the destination postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
