Four-module run layout
This configuration uses four steel-framed P600 modules linked in a single-storey run. The external footprint is 23.6m x 2.2m, with approximately 45.6m² of usable internal area before partitions. This is based on a conservative per-module allowance; a connected open layout may provide more usable space depending on the final room arrangement.
Each module measures 5.9m x 2.2m and is 2.40m high externally, with an internal ceiling height of 2.16m. Its approximate usable interior is 5.7m x 2.0m. The long run provides a practical basis for separating shower, WC and circulation areas when the final layout is confirmed. Windows and entrance
The exposed north wall of every module has a high-level, top-only window. Modules 2, 3 and 4 also have high-level, top-only windows on their exposed south walls. Module 4 has an additional high-level, top-only window in its east end wall, while Module 1 has the same opening type in its west end wall.
The main entrance is positioned on the south wall of Module 1. This elevation combines a single glazed door with two small windows. The remaining listed openings are high-level windows, supporting daylight while limiting direct views into the accommodation.
External finish and roof
The exposed outside walls use included vertical insulated sandwich panels in Pure White, RAL 9010, with a smooth finish. These selected panels cover the north and south walls of all four modules, the west end of Module 1 and the east end of Module 4.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored configuration. Final external details are confirmed as part of the quotation.
Requested shower and WC fit-out
A WC and shower have been requested, with their positions and room divisions to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic panels are available as an optional bathroom finish, and shower rooms use wet-room PVC flooring.
Elsewhere, insulated sandwich panels are the included internal wall finish. Plaster applies outside bathroom walls when that finish is selected. Any other internal finishes depend on the final room arrangement and selections confirmed in the quotation. The room plan and relevant finish choices can be developed through the building configurator.
Configured estimate and siting
The indicative configured estimate is £51,600 excluding VAT, or £61,920 including VAT, subject to quotation. Transport is priced separately according to the destination postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Final siting is subject to a site survey, including access, ground conditions and the arrangements required to position the four-module run. Openings, partitions, sanitary fit-out and selected finishes should be checked against the final quotation before the building specification is agreed.
