    A four-module café layout

This stored configuration combines four steel-framed P600 modules in a single-storey run. The resulting external footprint is 23.6m x 2.2m, with approximately 45.6m² of usable internal area before partitions. This is based on a conservative per-module allowance; a connected open layout may provide more usable space depending on the final arrangement.

Each module measures 5.9m x 2.2m and is 2.40m high externally, with a 2.16m internal ceiling. Its approximate usable interior is 5.7m x 2.0m. The long, linear format supports the customer-facing and operational requirements of a modular café, subject to confirmation of the final internal layout.

    Windows, entrance and serving opening

Module 1 establishes the principal service end of the building. Its exposed north wall has a sliding drive-through serving window, while the south wall has a single glazed door. A full-size window is positioned in the exposed west end wall.

Modules 2 and 3 each have two large windows on the north wall and two large windows on the south wall. Module 4 continues this arrangement with two large windows on both long sides, together with a full-size window in the exposed east end wall. This stored selection gives the café repeated glazed openings along the run without specifying an unconfirmed internal counter or seating arrangement.

    Anthracite external finish

The selected exposed outside walls use Anthracite ARLINE AR16016 grooved plank cladding between the frame, with the boards installed vertically. This finish applies to the north and south walls of all four modules, the west end wall of Module 1 and the east end wall of Module 4. Openings are incorporated within those selected wall elevations.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration. Final fixture, finish and junction details are confirmed through the project quotation.

    Requested kitchenette and WC

A kitchenette and WC have been requested, but their positions and detailed specifications remain to be confirmed in the final room plan. Insulated sandwich panels are the included internal wall finish outside the bathroom specification, with other finishes selected to suit the agreed layout.

Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are optional. Plaster applies outside bathroom walls when selected. Wet-room PVC flooring is used for shower rooms; no shower room forms part of the currently requested fit-out. The room arrangement and relevant finishes can be resolved through the final configuration.

    Configured estimate and siting

The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. This figure relates to the stored four-module configuration and must not be treated as a final project price.

    • Transport is priced according to the delivery postcode and site access.
    • Offloading or cranage is priced separately.
    • Groundworks and site-specific works are separate.
    • Access, positioning and other siting requirements are subject to survey.

Final costs and details depend on the confirmed kitchenette and WC layout, selected internal finishes, site conditions and project-specific requirements.
