Four-module run layout

This holiday lodge uses four P600 steel-framed modules arranged in a single-storey run. Each module measures 5.9m x 2.2m, creating an overall footprint of 23.6m x 2.2m and approx. 45.60 m² usable internal area before partitions. Each module is 2.40m externally, with a 2.16m internal ceiling and an approximate usable interior of 5.7m x 2.0m.

The long, linear configuration is intended for the Holiday Parks & Accommodation sector. It provides a defined starting point for holiday parks, glamping sites and short-let operators considering a purpose-configured holiday lodge.

Windows and guest access

Module 1 forms the western end of the run. Its north wall has a small window, large window and second small window. The south wall has two large windows positioned around a glazed double-door set, while the exposed west end has one large window.

Modules 2 and 3 each have the same opening arrangement on their exposed north and south walls: one large window positioned between two small windows. Module 4 repeats this small-window, large-window and small-window arrangement on both long elevations, with an additional large window in the exposed east end wall.

Teak fine-ribbed exterior

All exposed walls are selected with full-wall ARLINE AR14514 fine-ribbed cladding in Teak, applied between the visible frame. The boards run vertically across the north and south walls of all four modules, the west end of Module 1 and the east end of Module 4. Cladding remains subject to the final quotation and is not separately itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified for this configuration.

Requested internal fit-out

The requested accommodation fit-out comprises a kitchenette, WC and shower, with their positions and room arrangement to be confirmed in the final layout. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. The precise sanitary, shower and kitchenette details must also be confirmed through the project quotation rather than assumed from illustrations.

Outside the toilet and shower rooms, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices. Room-by-room flooring outside the wet areas has not been fixed in this stored design and should be selected when the internal specification is finalised through the building configurator.

Estimate, transport and siting

The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

The proposed siting is subject to survey, including confirmation of access, ground conditions and the requirements of the selected plot. Final dimensions, internal arrangements, fixtures and finishes are confirmed in the quotation for the completed project specification.
