4-Module P600 Modular Café with Terrace

Four-module run layout

This P600 configuration uses four steel-framed modules linked in a single-storey run. Together, they create a footprint of 23.6m x 2.2m and approximately 46m² of internal usable floor area. Each module measures 5.9m x 2.2m externally, with an approximate usable interior of 5.7m x 2.0m. The external module height is 2.40m, while the internal ceiling height is 2.16m.

The long, narrow arrangement is designed as a modular café for the Retail & Hospitality sector. Its requested internal fit-out includes a kitchenette and WC, with their final locations and details to be confirmed through the completed layout and quotation. A covered, ground-level timber terrace deck runs alongside the building.

Doors and windows

Module 1 forms the west end of the run. Its exposed north wall has two large windows, its south wall has a glazed double door, and its west end wall has one large window. Modules 2 and 3 each have two large windows on both their exposed north and south walls.

Module 4 completes the east end. It has two large windows on the north wall, two large windows on the south wall and one large window in the exposed east end wall. These are the openings stored for this specific configuration; final fixture details are confirmed by quotation.

Selected external finish

The exposed outside walls use included vertical insulated sandwich panels in Cream, RAL 9001, with a smooth finish. This selection applies to the north, south and west walls of Module 1; the north and south walls of Modules 2 and 3; and the north, south and east walls of Module 4.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected. External cladding is handled as part of the project quotation and is not publicly itemised.

Requested internal fit-out

A kitchenette and WC have been requested, but their final arrangement remains subject to layout confirmation. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. For this configuration, the WC area will therefore need the appropriate hygienic lining and wet-room floor specification confirmed in the quotation.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included specifications for this stored design. Colours, fixtures and finish details shown in supporting imagery remain subject to the final quotation.

Estimate, transport and siting

The indicative configured estimate is £53,760 excluding VAT, or £64,512 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate from the stated estimate.

Access, levels, foundations, services and the positioning of the four-module run and terrace must be assessed for the intended site. Siting remains subject to survey and project-specific requirements. The stored arrangement can be reviewed through the P600 configuration process, with the completed specification confirmed in the resulting quotation.
