4-Module P600 Modular Café with Covered Terrace

Four-module run configuration

This P600 modular café uses four steel-framed modules arranged in a single-storey run. Together, they create a footprint of 23.6m x 2.2m and provide approximately 46m² of internal usable floor area. Each module measures 5.9m x 2.2m, with an external height of 2.40m, an internal ceiling height of 2.16m and an approximate usable interior of 5.7m x 2.0m.

The long, narrow format is suited to customer service, preparation and supporting café functions where the final internal layout allows. A covered, ground-level timber terrace deck runs alongside the building, adding an external area appropriate to its retail and hospitality setting. The requested WC and the final division of the internal space remain subject to confirmation in the completed layout.

Windows and entrance

The exposed elevations use a repeated pattern of generous glazing across the four modules:

• Module 1 has two large windows on the north wall, a double glazed door on the south wall and a full-size window on the west end.
• Module 2 has two large windows on both its north and south walls.
• Module 3 also has two large windows on both its north and south walls.
• Module 4 has two large windows on the north wall, two large windows on the south wall and a full-size window on the east end.

This arrangement gives the café glazing along both long elevations, with full-size end windows at the outer ends of the run. The double glazed door is positioned on the south wall of Module 1.

Selected external treatment

All exposed walls are specified with full-wall ARLINE AR14514 fine-ribbed cladding in Teak. The boards are applied vertically between the frame, covering the north and south walls of each module as well as the west end of Module 1 and the east end of Module 4. Cladding remains subject to the final quotation and is not separately itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified for this configuration. The combination of fine-ribbed Teak cladding, extensive glazing and the adjoining covered terrace is selected specifically for this stored café design.

Internal finishes and requested WC

Elsewhere in the building, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. A WC has been requested, with its position and detailed fit-out to be confirmed in the final layout. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring.

Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included finishes in this configuration. Room-by-room flooring selections are also to be confirmed and should not be assumed from illustrations. Final fixtures, finishes and layout details are established through quotation. Estimate, transport and siting

The indicative configured estimate is £57,360 excluding VAT, or £68,832 including VAT, subject to quotation. Transport is calculated separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate.

Placement is subject to a site survey and confirmation of access, levels, ground conditions and any project-specific requirements. The final quotation will confirm the stored design details, selected finishes, WC arrangement and relevant site costs before the configuration is agreed.
