Glazing, entrance and external finish
The long north and south elevations provide the principal glazed aspects, while large windows are also placed in both exposed end walls. The openings are distributed across the four modules as follows:
- Module 1: two large windows to the north wall, one single glazed door to the south wall and one large window to the west end wall
- Module 2: two large windows to the north wall and two large windows to the south wall
- Module 3: two large windows to the north wall and two large windows to the south wall
- Module 4: two large windows to the north wall, two large windows to the south wall and one large window to the east end wall
All exposed north and south walls receive the selected full-wall cladding treatment, together with Module 1’s west end wall and Module 4’s east end wall. The finish is Tik (Teak) Narrow groove cladding, reference AR14514, applied between the frame and around the specified openings. Cladding details and costs are confirmed within the final quotation.
Above, the configuration has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified for this stored design.
Requested café fit-out
A kitchenette and WC have been requested, with their precise positions and final details to be confirmed when the internal layout is agreed. Fixtures, fittings and finishes shown in supporting illustrations should not be treated as guaranteed inclusions; the quotation confirms the final specification.
Elsewhere within the café, the included internal wall finish is white, lightly ribbed insulated sandwich panels. The WC area requires hygienic wall panels and wet-room PVC flooring. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections remain selectable choices or upgrades rather than included features unless they are expressly added to the quotation.
Changes to the stored arrangement can be reviewed through the P600 configurator, but any revision may affect the layout, specification and quoted price.
Pricing and siting
The indicative configured estimate is £55,200 excluding VAT, or £66,240 including VAT, subject to quotation. Transport is priced separately according to the destination postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate from this estimate.
