Three-module layout and usable space
This P600 configuration combines three steel-framed modules in a two-storey arrangement. Two 5.9m x 2.2m modules form the ground floor, with the third module positioned at first-floor level. An internal staircase connects the floors and is not visible externally. The complete building occupies an external footprint of 5.9m x 4.4m.
The configuration provides approximately 34.2 m2 of usable internal area before partitions, based on a conservative per-module allowance. Each module has an approximate usable interior of 5.7m x 2.0m, a 2.40m external height and a 2.16m internal ceiling. Connected open layouts may provide more usable space, depending on the final partition plan.
Windows, entrance and external finish
Module 1 is on the ground floor. Its exposed north-facing 5.9m wall has a glazed double door positioned between two small windows. The east and west 2.2m ends each have one high-level, top-only window.
Ground-floor Module 2 has two high-level, top-only windows on its exposed south-facing 5.9m wall. Its east and west 2.2m ends each have a further high-level, top-only window. Together, the ground-floor openings support the proposed welfare layout while retaining high-level glazing around the shorter ends.
First-floor Module 3 has three small windows on both its north and south 5.9m walls. Its east and west 2.2m ends each have two small windows. The exact relationship between these openings and the internal rooms will be confirmed through the final layout.
All selected exposed walls are finished with Anthracite ARLINE AR16016 grooved plank cladding, applied between the steel frame with the boards arranged vertically. The building has a flat roof and an approximately 120mm steel-frame fascia, with no additional fascia specified.
Requested welfare fit-out
The requested fit-out comprises a kitchenette, WC and shower, subject to confirmation in the final room layout. This allows the accommodation to be planned for typical construction-sector welfare needs, including canteen, drying-room and WC functions. Further information on this use is available under site welfare units.
Insulated sandwich panels are the included wall finish outside the bathroom specification. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Shower rooms use wet-room PVC flooring. Where selected, plaster applies outside bathroom walls; other finishes are chosen to suit the confirmed room arrangement.
Estimate, transport and siting
The indicative configured estimate is £41,500 ex VAT (£49,800 inc VAT), subject to quotation. Transport is priced according to postcode and site access. Offloading or cranage, groundworks and site-specific works are separate. Configuration details and final selections can be reviewed through the building configurator.
Siting remains subject to survey, including access, ground conditions and the requirements of the selected location. The quotation will confirm the final layout, fixtures, finishes, transport requirements and any site-specific provisions.
