Three-module, two-storey layout
This configuration uses three steel-framed P600 modules to provide approximately 34m² of internal usable floor area. Two modules form the ground floor within the 5.9m x 4.4m footprint, with the third module positioned at first-floor level. An internal staircase connects the two storeys and is not visible externally.
Each module is 5.9m long and 2.2m wide, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. The arrangement is intended as a site welfare unit for construction settings where canteen, drying, washing and toilet facilities are needed within a space-efficient building.
Ground-floor openings
Module 1 has its principal entrance on the exposed north-facing 5.9m side. This elevation contains a small window, a single glazed door and a second small window. The east and west 2.2m ends each have one high-level, top-only window.
Module 2 uses high-level openings for privacy and controlled natural light. Its exposed south-facing 5.9m side contains two top-only windows, while the east and west 2.2m ends each contain one top-only window.
First-floor windows
Module 3 forms the first floor and has small windows on all four exposed walls. The north and south 5.9m sides each contain three small windows. The east and west 2.2m ends each contain two small windows. Final fixture details and finishes are confirmed by quotation.
Black Grey external finish
The exposed outside walls are specified with included vertical insulated sandwich panels in Black Grey, RAL 7021, with a smooth finish. This selection applies to the north, east and west walls of Module 1; the east, south and west walls of Module 2; and all four exposed walls of Module 3.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored design. Cladding costs are quote-only and are not itemised publicly.
Requested welfare fit-out
The requested fit-out comprises a kitchenette, WC and shower, with the final room arrangement to be confirmed. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring suitable for those areas. Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling.
Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections remain optional choices or upgrades rather than included specifications. Their suitability, extent and cost depend on the agreed final layout and quotation. The stored configuration can be reviewed through the building configurator.
Estimate, transport and siting
The indicative configured estimate is £38,700 excluding VAT, or £46,440 including VAT, subject to quotation and confirmation of the final fit-out. Transport is priced separately according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Siting is subject to survey, including confirmation of access, ground conditions, positioning and the requirements for handling the modules on site. Any necessary service connections and site works must be established for the selected location before the final quotation is agreed.
