Three-module, two-storey arrangement
This configuration uses three 5.9m x 2.2m steel-framed P600 modules. Two linked modules form the ground floor, creating the 5.9m x 4.4m external footprint, while the third module forms the first floor. An internal staircase connects the two levels and is not visible from outside. The completed configuration provides approximately 34.2m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space.
Each module is approximately 2.40m high externally and has a 2.16m internal ceiling. Its approximate usable interior is 5.7m x 2.0m. Final partition positions will depend on the confirmed arrangement of welfare spaces, circulation, WC and shower facilities.
Windows and entrance
On the ground floor, Module 1 has two small windows and one single glazed door on its exposed north wall. Its exposed east and west ends each have two small windows. Module 2 has two small windows on both its exposed east and west ends. Its exposed south wall has two high-level, top-only windows, providing openings suitable for a room where additional privacy may be required.
The first-floor Module 3 has three small windows on its north wall and three on its south wall. Its east and west ends each have two small windows. These are the stored openings for this configuration; final fixture and finish details remain subject to the quotation.
Selected exterior specification
The included exterior uses vertically installed insulated sandwich panels in Cream, RAL 9001. The selected exposed outside walls use standard insulated panels with a smooth Cream finish: the north, east and west walls of Module 1; the east, south and west walls of Module 2; and all four outside walls of Module 3. The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia.
Requested welfare fit-out
A WC and shower are requested, with their positions and room arrangement to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are optional. Shower rooms use wet-room PVC flooring. Where selected, plaster applies outside the bathroom walls. Elsewhere, insulated sandwich panels are the included internal wall finish, with any alternative finishes selected to suit the final room layout.
Construction site use
This configuration is intended as a site welfare unit for the construction sector. Its two-storey format can support sites needing canteen, drying room and WC facilities while limiting the external footprint. The precise allocation of those spaces is not fixed in the stored design and should be agreed alongside the requested WC and shower when the layout is finalised through the building configurator.
Pricing, transport and siting
The indicative configured estimate is £38,700 excluding VAT, or £46,440 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting is subject to survey, including confirmation of access, ground conditions and the requirements of the selected location.
