3-Module Single-Storey Modular Gym

Purpose and scale

This stored P600 configuration is designed as a modular gym for home gym owners and small personal-training studios. Three steel-framed modules are linked in a single-storey run, creating an overall footprint of 17.7m x 2.2m and approximately 34m² of usable internal floor area.

Each module measures 5.9m x 2.2m externally and has an external height of 2.40m. Its approximate usable interior is 5.7m x 2.0m, with a 2.16m internal ceiling. The long, linear arrangement can support distinct exercise, training and washroom areas, although the exact internal division and equipment plan remain subject to the confirmed final layout.

Windows and entrance

The first module has a small window, large window and second small window on its north wall. Its south wall has a large window on either side of a glazed double door, while the exposed west end contains a full-size window.

The second module has the same three-window arrangement on both exposed long walls: one small window, one large window and one further small window on each of the north and south sides. The third module repeats this arrangement on its north and south walls and adds a full-size window to the exposed east end.

These openings form part of this specific stored design. Their relationship with the gym floor, WC and shower areas will need to be considered when the final internal layout is confirmed through the building configuration.

External specification

The exposed outside walls use the selected standard insulated sandwich panels in Anthracite Grey, RAL 7016, with a smooth finish. This treatment applies to the north, south and west exposed walls of Module 1; the north and south walls of Module 2; and the north, south and east exposed walls of Module 3.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified. Cladding and final external details are confirmed through the quotation rather than itemised in public pricing.

Requested internal fit-out

A WC and shower have been requested, with their positions and final arrangement still to be confirmed. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. The precise sanitary fittings, partitions and room dimensions are not fixed by this brief and will therefore depend on the agreed quotation and layout.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and other hygienic-panel styles are selectable upgrades or choices rather than included features of this configuration. Room-by-room flooring selections outside the wet areas must also be confirmed and should not be assumed from illustrations.

Price and site considerations

The indicative configured estimate is £38,700 excluding VAT, or £46,440 including VAT, subject to quotation and confirmation of the final fit-out. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Positioning and site requirements are subject to survey. Access, levels, foundations or other groundworks, service connections and the method needed to offload the modules must be assessed for the intended location before the project details are finalised.
