Wide three-module café layout
This P600 configuration comprises three steel-framed modules linked side by side across a single storey. The resulting building has a 5.9m x 6.6m footprint and provides approximately 34 m² of usable internal floor area. Each module measures 5.9m x 2.2m, with an approximate usable interior of 5.7m x 2.0m. The external module height is 2.40m, while the internal ceiling height is 2.16m.
Designed as a modular café, the wide arrangement creates a practical enclosed space for serving customers and organising back-of-house functions. The final positioning of the requested kitchenette and WC will be confirmed as part of the quoted layout rather than assumed from the external configuration.
Doors, windows and natural light
Module 1 has a glazed double door on its exposed north wall, providing the principal customer entrance. Its exposed east and west end walls each contain a full-size window. Module 2 also has a full-size window in each exposed end wall, to the east and west.
Module 3 has full-size windows in its exposed east and west end walls. Its exposed south wall contains two large windows. Together, these openings provide glazing around the available outer walls while retaining a clear entrance point through Module 1.
Selected external treatment
The exposed walls specified in this design receive Teak ARLINE 24136 slatted cladding, applied between the frame with vertical boards. The selected areas are the north, east and west walls of Module 1; the east and west walls of Module 2; and the east, south and west walls of Module 3.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored configuration. Final fixture, colour and finish details are confirmed by quotation.
Requested café fit-out
A kitchenette and WC have been requested for the final internal layout. The exact arrangement, service requirements and room divisions remain subject to design confirmation. Where the WC is incorporated, the toilet room requires hygienic wall panels and wet-room PVC flooring.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades but are not included unless they are expressly confirmed in the quotation. The configuration can be reviewed through the P600 configurator.
Price and site considerations
The indicative configured estimate is £40,700 excluding VAT, or £48,840 including VAT, subject to quotation. This figure reflects the stored three-module configuration, including its selected openings and external treatment, but the cladding cost is not separately itemised.
Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate. Final siting is subject to survey, including confirmation of access, lifting requirements, ground conditions, service connections and any constraints affecting placement.
