Three-module gym configuration
This configuration uses three steel-framed P600 modules arranged on one storey within an external footprint of 11.8m x 4.4m. Each module measures 5.9m x 2.2m externally and is 2.40m high, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.
The building provides approximately 34.2 m2 of usable internal area before partitions, based on a conservative per-module allowance. A connected open arrangement may provide more usable space, depending on the final room plan and the treatment of adjoining module walls. Glazed openings across the exposed walls
Module 1 has two large windows and one single glazed door along its exposed north wall, plus a large window in the west end wall. Module 2 has two large windows on the north wall, one large window in the east end wall and two large windows on the south wall.
Module 3 has one large window in the east end wall, two large windows along the south wall and one large window in the west end wall. These are the stored openings for this configuration; their relationship to the gym equipment, circulation space and requested bathroom area will be resolved in the final layout.
Venge fine-ribbed external finish
All selected exposed walls are finished with ARLINE AR14514 fine-ribbed cladding in Venge. The vertical boards are applied between the steel frame on the north and west walls of Module 1; the north, east and south walls of Module 2; and the east, south and west walls of Module 3.
The building has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. External cladding is subject to quotation and is not separately itemised in this public configuration.
Requested WC and shower fit-out
A WC and shower are requested, with their positions and dimensions to be confirmed as part of the final room plan. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are an optional selection. The shower room uses wet-room PVC flooring.
Where selected, plaster is applied outside the bathroom walls. Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall finishes, room divisions or flooring selections outside the shower room are confirmed for the final layout and quotation rather than assumed from illustrations.
Indicative price and site considerations
The indicative configured estimate is £41,100 excluding VAT, or £49,320 including VAT, subject to quotation. Transport is priced according to the site postcode and access. Offloading or cranage, groundworks and other site-specific works are separate and are not included in the indicative estimate.
Final siting is subject to survey, including access, ground conditions and the requirements of the chosen position. Configuration details and room planning can be reviewed through the building configurator. Final fixtures, finishes and partition positions are confirmed by quotation.
