Two-module single-storey layout
This site welfare unit uses two P600 steel-framed modules linked side by side in a grid layout. Together, they form a 5.9m x 4.4m external footprint and provide approximately 22.8m² of usable internal area before partitions, based on a conservative allowance for each module. A connected open layout may provide more usable space, depending on the final room arrangement.
Each module has an approximate usable interior of 5.7m x 2.0m. The modules are approximately 2.40m high externally, with a 2.16m internal ceiling. The single-storey arrangement is intended for the Construction sector and buyers planning canteen, drying room and WC provision. Further context is available under site welfare units.
Windows and entrance
On Module 1, the exposed north wall has a small window, a double glazed door and a second small window. Its exposed east end has two small windows, while the exposed west end also has two small windows.
Module 2 has two small windows on its exposed east end and two small windows on its exposed west end. The exposed south wall has two top-only, high-level windows. These are the stored openings for this configuration; their relationship to partitions and internal facilities is confirmed through the final layout.
Anthracite external finish
The selected exposed walls are finished between the frame in Anthracite ARLINE AR16016 grooved plank cladding with vertical boards. This applies to the north, east and west walls of Module 1, and the east, south and west walls of Module 2. The roof is flat and uses the approximately 120mm steel-frame fascia, with no additional fascia specified.
Requested welfare fit-out
The requested fit-out comprises a kitchenette, WC and shower. Their final positions, partitions, fixtures and finishes remain subject to confirmation in the room layout and quotation. The available space can also support the wider canteen and drying-room needs commonly associated with construction-site welfare, but those areas are not separately defined in the stored design.
Insulated sandwich panels are the included wall finish outside the bathroom specification. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. The shower room uses wet-room PVC flooring. Where selected, plaster applies to wall faces outside bathroom walls. Other finishes depend on the final room layout and selections recorded through the building configurator.
Estimate, transport and siting
The indicative configured estimate is £27,400 excluding VAT, or £32,880 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Siting is subject to a survey of access, levels, ground conditions and the proposed position. The survey and quotation establish the relevant transport requirements and any site works needed for this exact two-module configuration. Final details also confirm the internal arrangement and selected finishes.
