ADACON UK

I need two extra classrooms without major building works. What are my options?

Two teaching spaces built as joined modules cost from £43,000–£64,500 + VAT for the buildings, and land on a prepared base in a single day with no site works during term. The alternatives — remodelling internally or a traditional extension — either lose you existing space or take months of on-site construction.

Most schools come to us mid-year: the roll has grown, the hall is being used as a teaching space, and a traditional extension cannot realistically start before the next academic year. The decision is usually made on disruption and certainty of date rather than on price alone.

    Your options compared

Modular classrooms on a prepared base

Modules are manufactured while your base is prepared, then delivered finished and joined on site.

    • Installation is normally one day, so it fits a holiday or a weekend
    • Published price per module, so the budget is known before you commit
    • Can be relocated or extended later by adding modules
    • You need a level base and delivery access for a lorry and crane
    • May need planning permission or a temporary-use application

    Remodelling existing internal space

Subdividing a hall, library or large room to create teaching space.

    • No external works
    • Usually no planning application
    • You lose the space you already use
    • Daylight, ventilation and acoustics are often compromised
    • Contractors work inside an occupied building

    Traditional extension

A permanent masonry build tied into the existing school.

    • Permanent addition to the estate
    • Fully matched to the existing building
    • Months of on-site construction inside a live school
    • Cost certainty only after design and tender
    • Weather-dependent programme

If the space is needed this academic year, modular is the only option that gives a fixed date and a fixed building price up front. Start with the base and the access route — those decide the programme, not the building.

    What each size gives you

Every module is £10,750 + VAT. Prices are for the building only.

    How to get it moving

    1. Confirm where the building will sit and how a lorry reaches it
    2. Get the base priced — usually the longest-lead item
    3. Design the layout in the builder and get a written quote
    4. Check with the local authority whether planning is required
    5. Book installation for a holiday or weekend

Costs on top of the building

    • VAT at the prevailing rate
    • A level, load-bearing base or foundation sized to the building
    • Transport to site, quoted on distance and access
    • Offloading, and crane or hiab attendance where access requires it
    • Final connection to mains power, water and drainage by your own contractor
    • Planning permission or building control fees where these apply
