Two-Storey 3-Module P600 Site Office

Planned accommodation over two storeys

This P600 configuration uses two linked ground-floor modules and one first-floor module, creating a two-storey site office for the construction sector. Its external footprint is 5.9m x 4.4m, making efficient use of constrained site space. Access to the upper module is provided by an external steel staircase running up the outside of the building.

Each steel-framed module measures 5.9m x 2.2m and is 2.40m high externally, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. Across all three modules, the conservative allowance is approximately 34.2 m2 of usable internal area before partitions. Connected open layouts may provide more space, depending on the final room arrangement.

Windows, entrance and module layout

Module 1 is positioned at ground-floor level. Its exposed north wall has a single glazed door between two small windows. Both the exposed east and west end walls have two small windows each.

Module 2 also sits at ground-floor level. Its exposed south wall contains three small windows, while its east and west end walls each contain two small windows. Together, the two ground-floor modules establish the full 5.9m x 4.4m footprint.

Module 3 occupies the first-floor level. Three small windows are specified on both its north and south walls, with two small windows on each of its east and west end walls. The regular distribution of openings supports a naturally lit working environment across the upper module. Anthracite external finish

All exposed walls identified in this configuration receive full-wall ARLINE AR16016 grooved plank cladding in Anthracite. The vertical boards are applied between the steel frame. On Module 1, this finish covers the north, east and west walls. It covers the east, south and west walls of Module 2, and all four exposed walls of Module 3.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected. Cladding remains subject to quotation and is not separately itemised in public pricing.

Requested internal fit-out

A kitchenette and WC have been requested, with their exact positions and final specification to be confirmed through the room layout and quotation. Elsewhere, insulated sandwich panels are the included internal wall finish. Other finishes are selected to suit the final division and use of the rooms.

Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an optional selection. Plaster can be applied outside bathroom walls when chosen. Wet-room PVC flooring applies to shower rooms; a shower room is not specified in this stored configuration. The layout can be reviewed through the building configurator, but final details are confirmed by quotation.

Estimate and site requirements

The indicative configured estimate is £41,500 excluding VAT, or £49,800 including VAT, subject to quotation. Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate.

Positioning, access, foundations and servicing requirements are subject to site survey and confirmation. The proposed location must be assessed for vehicle access, lifting requirements, ground conditions and the practical siting of the external staircase before arrangements are finalised.
