Wide two-module office configuration
This configuration uses two P600 steel-framed modules arranged as a single-storey, wide-format site office. The external footprint is 5.9m x 4.4m, providing approximately 22.8m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space, depending on the final internal arrangement.
Each module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. Windows and entrance
The exposed north wall of Module 1, along the 5.9m side, has a single glazed door positioned between two small windows. Its east and west 2.2m end walls each have two small windows.
Module 2 has two small windows on both its east and west 2.2m end walls. The exposed south wall, along the 5.9m side, has one large window positioned between two small windows. These openings are specific to the stored configuration and should be confirmed alongside the final quotation and layout drawings.
Selected external finish and roof
The exposed outside walls use the included vertical insulated sandwich panels in Black Grey, RAL 7021, with a smooth finish. The selected walls are:
- Module 1: north, east and west walls
- Module 2: east, south and west walls
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected for this configuration.
Requested internal fit-out
A kitchenette and WC are requested, with their positions, dimensions and final specifications to be confirmed in the completed room layout. Approximately 22.8m² of usable internal area is stated before any partitions are introduced, so the finished room sizes will depend on the agreed arrangement.
Insulated sandwich panels are the included wall finish outside the WC or bathroom area. Where selected, plaster applies to the outside faces of bathroom walls. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are optional. Wet-room PVC flooring applies to shower rooms, although a shower is not specified in this stored configuration. Other finishes must be selected for the final room layout, and illustrated fixtures or finishes are not guaranteed unless confirmed by quotation.
Estimate, transport and siting
The indicative configured estimate is £25,800 excluding VAT, or £30,960 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
