Wide two-module configuration

This P600 beauty salon uses two steel-framed modules arranged side by side as a single-storey, wide-format building. The completed configuration has a 5.9m x 4.4m footprint and provides approximately 23 m² of usable internal floor area, giving beauty therapists and salon owners space for a practical customer-facing layout.

Each module measures 5.9m x 2.2m externally and has an external height of 2.40m. Internally, each module provides an approximate usable area of 5.7m x 2.0m, with a 2.16m ceiling height. The two modules form one broader footprint rather than a narrow, linear arrangement, while the detailed internal connection and room positions remain subject to the confirmed plan.

Black Grey exterior and extensive glazing

The exposed external walls use included vertical insulated sandwich panels in Black Grey, RAL 7021, with a smooth finish. This selected treatment applies to Module 1’s north, east and west walls, together with Module 2’s east, south and west walls. Public pricing does not separately itemise the cladding.

Module 1’s north-facing 5.9m wall has a large window, a glazed double door and a second large window. Its east and west 2.2m end walls each have one large window. Module 2 has two large windows along its south-facing 5.9m wall, plus one large window in each of its east and west end walls. Across the exposed elevations, the configuration therefore has eight large windows and one glazed double entrance door.

The building has a flat roof finished with an approximately 120mm steel-frame fascia. No additional fascia is specified for this configuration.

Requested salon fit-out

A kitchenette and WC have been requested for the scheme, but their final positions and detailed specifications must be confirmed in the completed layout and quotation. The remaining floor area can then be planned around the operational needs of the salon without assuming treatment-room divisions, furniture or equipment that are not recorded in this configuration.

Outside the toilet area, the included internal wall finish is formed from white, lightly ribbed insulated sandwich panels. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring, so the WC area must be specified accordingly when the final fit-out is agreed. No shower is included in the stored design.

Plasterboard finishes, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included features of this configuration. These details, along with the final kitchenette and WC specification, can be reviewed through the building configurator and confirmed by quotation.

Estimate, transport and siting

The indicative configured estimate is £25,800 excluding VAT, or £30,960 including VAT. This is subject to quotation and confirmation of the final layout, fit-out choices and site requirements. Illustrated fixtures, finishes and furnishings should not be treated as guaranteed inclusions unless they are listed in the final quotation.

Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to a site survey, including access, ground conditions and the practical requirements for positioning the two-module building.
