Single-Module P600 Shop with WC

A compact retail space with strong visibility

This configuration uses one P600 module to create a compact modular shop for the Retail & Hospitality sector. The module measures 5.9m long by 2.2m wide and provides approximately 12m² of internal floor area. It is arranged over a single storey, making it suitable for independent retailers, farm shops and pop-up operators that need a self-contained sales space without commissioning a larger multi-module building.

The extensive glazing gives the building strong product visibility and brings natural light into the retail area. Its narrow rectangular footprint can work well on farm retail sites, visitor destinations, commercial yards and other locations where available space needs to be used efficiently.

Single-module layout

The complete shop is contained within one ground-floor module. The layout combines the main retail area with an internal WC, providing essential customer or staff facilities within the same building. The WC forms part of the fitted specification, while the remaining internal area can be arranged by the buyer for counters, shelving, displays or other retail equipment. Loose furniture, merchandising systems and specialist retail equipment are not stated as part of this configuration.

All four external walls are exposed. The 5.9m north elevation has two large windows. The opposite south elevation has two further large windows and a glazed double-door entrance, giving the principal customer-facing side a wide, open appearance. Each 2.2m end wall also contains a full-size window: one on the east elevation and one on the west elevation.

External finish and roof

The exterior is finished in smooth Anthracite cladding, giving the shop a clean, contemporary appearance suited to both rural and commercial retail settings. A flat roof with a slim fascia keeps the profile simple and understated. The combination of dark cladding, multiple large windows and the glazed entrance creates a practical shopfront without relying on applied decorative features.

Price and standard specification

The indicative price for this one-module shop is £10,750 excluding VAT, or £12,900 including VAT, based on the standard fitted specification. This reflects the configuration described here, including the Anthracite external finish, flat roof and slim fascia, listed door and window arrangement, internal fit-out and WC.

Delivery, groundworks and site-specific works are quoted separately. The final price therefore depends on the delivery location, access conditions, installation requirements and any changes requested beyond the standard specification. Lead time and siting requirements

A typical lead time is 8–12 weeks. The programme should be confirmed for each order, particularly where delivery dates need to align with seasonal trading, a farm shop opening or a planned pop-up operation.

The site will need suitable delivery and installation access, together with appropriately prepared groundworks. Space must be available for the module to be positioned safely. As this configuration includes a WC, the site-specific requirements for water, waste and any other necessary services must also be established before installation. Planning permission, building control requirements and service connections depend on the site and intended use, so they should be checked by the buyer or relevant professional at an early stage.
