Single-Module P600 Modular Shop with WC

Compact single-module retail layout

This configuration uses one P600 steel-framed module in a single-storey run layout. Its external footprint is 5.9 m x 2.2 m, with approximately 11 m² of usable internal floor area. The approximate usable interior measures 5.7 m x 2.0 m. The module is 2.40 m high externally and has a 2.16 m internal ceiling height.

As a standalone one-module design, this building is not linked to or stacked with additional modules. Its compact dimensions are suited to independent retailers, farm shops and pop-up operators requiring a defined customer-facing space. The configuration is intended for the Retail & Hospitality sector and is presented as a modular shop.

Window and door arrangement

The north-facing 5.9 m wall has two large windows. The opposite south-facing wall combines a large window, a glazed double door and a second large window. Each 2.2 m end wall has a full-size window: one on the east elevation and one on the west elevation. This opening arrangement is specific to the stored design and gives the shop glazing on all four elevations.

The glazed double door forms the specified customer entrance within the south wall. Window and door details remain subject to the final quotation and confirmed production specification; illustrated fixtures, hardware and finishes should not be treated as guaranteed unless they are expressly included in that quotation.

Venge slatted exterior and flat roof

All four exposed outside walls are selected with full-wall ARLINE 24136 slatted cladding in Venge. The boards run vertically and are applied between the visible structural frame. This finish covers the north, east, south and west walls around their respective openings. Cladding pricing is quote-only and is not itemised in this public description.

The building has a flat roof with an approximately 120 mm steel-frame fascia. No additional fascia is selected. The resulting external treatment combines the dark Venge slatted wall finish with the defined P600 frame and a restrained flat-roof profile.

Requested WC and internal finishes

A WC is requested for this configuration, with its position and final arrangement to be confirmed in the completed internal layout. Toilet and shower rooms require hygienic wall panels and wet-room PVC flooring. These requirements apply to the proposed WC area once its specification and layout have been finalised by quotation.

Elsewhere inside the module, the included wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included features of this design. No room-by-room floor finish has been fixed for the remaining shop space; flooring selections must therefore be confirmed as part of the final specification.

Estimate, transport and siting

The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate and should not be assumed to form part of the estimate.

Final siting is subject to a site survey and confirmation of access, ground conditions and any project-specific requirements. Dimensions, openings, the requested WC arrangement and selected finishes can be reviewed against the stored design through the building configurator, with final details established by quotation.
