Compact single-module retail layout

Glazing and customer access
The stored design uses large windows across every elevation to create a well-lit retail environment. The north-facing 5.9m wall has two large windows. The east-facing 2.2m end wall has one large window, while the west-facing 2.2m end wall also has one large window. On the south-facing 5.9m wall, a single glazed door is positioned with one large window on either side. Window and door details remain subject to the final quotation and confirmed layout.
Anthracite woodgrain exterior
All four selected external walls use embossed woodgrain cladding in Antrasit (Anthracite) across the exposed wall areas between the steel frame and around the specified openings. This finish is applied to the north, east, south and west elevations, giving the single module a consistent appearance from every side. The module has a flat roof with an approximately 120mm steel-frame fascia and no additional fascia. Cladding is priced as part of the quotation and is not separately itemised in public pricing.
Requested WC and internal finishes
A WC has been requested for this configuration and must be confirmed within the final internal layout. Toilet or shower rooms require hygienic wall panels together with wet-room PVC flooring. Outside the WC area, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. The final quotation will confirm how the WC is arranged within the available floor area and which illustrated fixtures or finishes form part of the agreed specification.
Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades rather than included features of this stored design. These can be reviewed when the specification is finalised through the building configurator. No precise general-area flooring finish is stated for this configuration, so it will be confirmed by quotation rather than assumed from imagery.
Price and site considerations
The indicative configured estimate is £14,100 excluding VAT, or £16,920 including VAT. This is subject to a formal quotation and confirmation of the final layout, finishes and requested WC fit-out.
