A compact retail building with a clear layout

This configuration uses one P600 module to create a single-storey modular shop for the Retail & Hospitality sector. The building has a 5.9m x 2.2m footprint and provides approximately 12m² of internal floor area, making it suitable for focused retail displays, customer service and day-to-day trading without the scale of a larger multi-module building.

The single-module format is particularly relevant for independent retailers, farm shops and pop-up operators. Its compact footprint can suit sites where available space is limited, while the windows on every elevation provide visibility and natural light. The included WC supports regular staff use and reduces reliance on separate welfare facilities elsewhere on the site.

    Module layout and access

The ground-floor module forms the complete shop. On the north-facing 5.9m wall, two large windows create a broad glazed elevation. The east-facing 2.2m end has one large window, while the west-facing 2.2m end has a further large window. This gives both ends of the module their own source of light and outward visibility.

The south-facing 5.9m wall contains the main entrance arrangement: one single glazed door positioned between two large windows. Together with the glazing on the other three walls, the shop has six large windows in total. The glazed door provides a clearly visible customer entrance while maintaining the open, light appearance of the principal elevation.

    Exterior finish and roof

The exterior is finished in smooth Anthracite cladding, giving the building a clean, contemporary appearance suited to retail and hospitality settings. Its simple finish can sit comfortably within a farm retail site, independent shopping location or temporary trading environment without relying on decorative external features.

Above the module is a flat roof with a slim fascia. This keeps the profile straightforward and proportionate to the single-storey design. As a complete P600 configuration, the module is designed, supplied, delivered and installed by Adacon in the UK, subject to the agreed site conditions and project scope.

    Internal fit-out and indicative price

The internal fit-out includes a WC within the module. The building is supplied as a fitted modular shop rather than an unfitted shell, with the specified windows, glazed entrance door, external finish, roof treatment and WC forming part of this configuration.

The indicative price is £10,750 excluding VAT, or £12,900 including VAT, for the standard fitted specification. Delivery, groundworks and any site-specific works are quoted separately because these costs depend on the site location, access, ground conditions, service requirements and installation arrangements. Any additions or changes made through the P600 configurator may affect the final quotation.

    Lead time and siting requirements

A typical lead time is 8–12 weeks, with the project programme confirmed for the final specification and site. Before delivery, the location needs a suitable prepared and level base, adequate access for the delivery vehicle and installation operation, and sufficient working space around the module.

The WC will also require appropriate site services and connections, which must be assessed for the intended location. Groundworks, utility connections, access constraints and any other site-specific requirements are reviewed and priced separately.

    • Allow for a 5.9m x 2.2m building footprint
    • Provide a suitable prepared, level base
    • Confirm delivery and installation access
    • Plan the required services for the WC
    • Identify site-specific works before installation
